Facility Specialist, Operating Engineer 2

The Facility Operating Engineer Level 2 is responsible for bringing best-in-class knowledge and effort to operating and maintaining mechanical equipment, and buildings on Schwab campus facilities.  Operating Engineers partner closely with the Facility Managers, vendors, and other engineering staff to ensure a well maintained, safe and productive environment for Schwab employees. Operating Engineers are the gatekeepers and stewards of our Critical Environments and systems. 

What You’ll Do:

Troubleshoot and perform routine maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systemsDemonstrate interest in the operation of critical facility space and drive to deliver best in class facilitiesPerform routine adjustments to and data retrieval from, BAS software to solve environmental comfort and mechanical calibrationsConduct daily rounds and readings of various building components, engineering logs and data records Perform work order administration ensuring accurate and timely information, photos and file attachments are made using the company provided CMMS systemPerform general building maintenance as assignedActively participate in incident responseWork side by side with vendor partners during planned maintenance, or break-fix in an observer role or active participantPass competency-based exams on equipment operation as a condition of employmentComplete required safety and compliance trainingReport to the Technical Facility ManagerAny other duties as directed by the Technical Facility Manager

We believe in the importance of in-office collaboration and fully intend for the selected candidate for this role to work on site five days per week in the specified location.

Applicants must be currently authorized to work in the United States on a full-time basis without employer sponsorship.

In addition to the salary range, this role is also eligible for bonus or incentive opportunities.

Required Qualifications:

High school diploma or general education degree (GED)4+ years of related facility maintenance experience, preferably working on Class A building campus settingsAbility to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limitedBasic skills with Microsoft Office Suite Demonstrated knowledge of CMMS and other standard automation normally used in modern business settings to include mobile device technology Experienced using small, elevated lifts and ladders for high work Understanding of electrical distribution Ability to interpret one-line drawings Demonstrated knowledge of sequence of operations of critical equipment such as generators, transfer switches and UPS systems Comfortable multi-tasking, staying calm under pressure and understands what results are expected and the priority of the resultsAbility to work periodic overtime On-call duty and shift work as requiredAbility to comprehend and interpret instructions, short correspondence, and email inquiriesAbility to write routine correspondence, log-notes, and status updates in work order systems Ability to respond to common inquiries or complaints from co-workers or supervisors Good phone etiquette and the ability to ask questions to seek understanding of problems and conflict resolution

Preferred Qualifications:

Certifications or completed degree programs from accredited trade schools, or Mechanical vendors such as York or Trane 2+ years of critical facilities operations experience Desire to continue your education in the areas of Building Science with a focus on electrical or mechanical operationsUniversal CFC certificationElectrical and or Mechanical license
