RESPONSIBILITIES
Act in facilities manager capacity as neededManage the preparation of and give approval on accurate tenant billingsSupervise the preparation of monthly bank deposit(s), ensuring adherence to owner/manager established deadlinesFollow up on all delinquencies, under the direction of facility manager, utilizing C&W or client-directed policiesObtain aging report for facility manager and deliver standard correspondence to address delinquenciesPrepare portions of the monthly financial and operational reports and/or annual budgetLead regular inspections of facilities with janitorial providerParticipate in the performance oversight of all service contractors who perform contract servicesAssemble monthly report summary of service contracts and certificates of insuranceEnsure that Handbooks are maintained up to date and ready for distribution to new tenantsDevelop and maintain aspects of the comprehensive Occupant Services packagePrepare lease abstract for files, prepare monthly report for supervisor’s reviewOversee the maintenance of the work order and purchase order systemsEnsure all facility files are prepared and maintained in orderly and logical manner including leases and contractsProcess management and maintenance staff hours, expense reports, and check requests for review and approval
REQUIREMENTS
Bachelor's Degree1+ years of real estate property/facility management or related experienceOr any similar combination of education and experienceAbility to pursue RPA or CPM professional designation(s)Basic understanding of lease terms, the reconciliation process for CAM, insurance, and real estate taxesProven record of providing excellent internal and external customer serviceExcellent interpersonal skillsExcellent oral and written communication skills. Portrays confidence with bothDemonstrates initiative and reflects a sense of urgency in daily duties by meeting or improving upon deadlinesBasic understanding of computer software programs and base building systems
