Facility Maintenance Specialist - JLL

What this job involves:

The Facility Maintenance Specialist performs preventive and corrective maintenance on critical life sciences facility system. This role ensures optimal operational performance, regulatory compliance, and safety standards while supporting mission-critical research operations within a highly regulated environment. The position requires technical knowledge of Electrical, HVAC, Piping/Plumbing, and other disciplines to maintain facility infrastructure with minimal disruption to client operations.

What your day-to-day will look like:

Maintenance Operations

Execute planned and reactive maintenance activities, including troubleshooting and repair of facility equipment such as HVAC systems, laboratory equipment, clean utilities (purified water, compressed air), and facility infrastructure

Perform scheduled preventive maintenance on Mechanical, Plumbing, Fire, Life Safety, and Control systems to maintain applicable standards

Conduct corrective maintenance and repairs to minimize downtime while ensuring work is accomplished with minimum disruption to client operations and followed by adequate clean-up

Perform preventive maintenance and repairs on systems including pH neutralization, RODI, compressed air, vacuum systems, lighting, electrical generators, and security card readers

Critical Systems Support:

Monitor and maintain environmental control systems including temperature, humidity, air pressure differentials, and air quality parameters essential for life sciences operations

Prioritizing all maintenance activities, planned shutdowns and restarts in support of uninterrupted research operations.

Participating in incident response for facility issues impacting laboratory operations

Maintain building systems such as the Building Automation System, Lighting Control System, and Access Control

Perform daily systems rounds utilizing BAS and visual inspections to evaluate critical systems for alarms and out of tolerance conditions

Support backup power systems, emergency generators, and uninterruptible power supplies while responding to system alarms following established protocols

Facility Services Management:

Collaborate with Operations, EHS, Security, IT, and Research teams, and serve as a point of contact for facility‑related escalations affecting lab users

Coordinate efforts in small and medium sized projects, managing time and scheduling visits by necessary vendors

Manage vendors for routine maintenance and emergency repairs in office and laboratory spaces

Evaluate vendors and suppliers regularly regarding quality and competitive pricing

Support receiving and distribution of packages, mail, and deliveries

Support energy efficiency, sustainability initiatives, and continuous improvement efforts related to facility operations

Building Operations:

Conduct regular building rounds to perform inspections of building areas for leaks, damage, non-functioning fixtures, and other deficiencies

Perform carpentry tasks including wall repair, painting, hanging writing boards and shelving, and window/door hardware repair

Provide basic locksmithing services including repair or replacement of door hardware, closers, locks, and cylinders

Support room configuration activities such as moving chairs and tables for meetings, events, or business needs

Lab Operations:

Support lab moves, space reconfigurations, and coordination during renovations or infrastructure upgrades to better reflect day‑to‑day ALSC needs.

Lab glass wash management

Compliance and Safety:

Utilize good documentation practices for maintenance records, work orders, and inspection logs.

Audit readiness - Support internal audits and regulatory readiness activities typical of a life sciences site

Liaison with Environmental Health & Safety to ensure compliance with all local, state, federal guidelines and Astellas global policies

Comply with departmental policy for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace

Removal of lab waste, weekly shower/eyewash testing and monthly fire extinguisher inspections.

Client Service:

Provide responsive support for facility-related requests while maintaining professional client relationships

Review monthly client service request summaries to pinpoint and correct recurrent operational problems.

Lead and assist with event setup/teardown activities including electrical, audio-visual coordination, and security coordination as needed.

Provide after-hours support for critical alarm response, critical system failures and emergency situations, coordinating with operations teams to minimize impact on research activities.

Commitment to maintaining current knowledge of safety protocols for working in controlled environments

Review monthly client service request summaries to pinpoint and correct recurrent operational problems.

Required Qualifications:

High school diploma or GED.

Minimum 2-5 years of facility maintenance experience.

Demonstrated organizational skills, particularly in day-to-day maintenance operations and ability to manage vendors onsite.

Strong analytical, problem solving, and organizational skills.

Good written and verbal communication skills.

Basic proficiency with Microsoft Office applications.

Ability to analyze operation of various systems, determine cause of problems/malfunctions, and take corrective action as required.

Must maintain current driver's license and ability to pass background check and drug screening required for life sciences facility access

 

Physical Requirements:

Ability to stand, sit, and walk for extended periods

Capability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components

Ability to lift up to 50 pounds, work in confined spaces, and navigate facility infrastructure

Comfortable working with personal protective equipment (PPE) and in controlled environmental conditions

Preferred Qualifications:

Two or more years' experience in pharmaceutical or academic research/laboratory environment

Trade licenses in HVAC, Electrical, and/or Plumbing systems

Understanding of HVAC, Electrical, and/or Plumbing systems for research facilities

EPA Universal CFC certification

OSHA 10-hour or 30-hour safety training

Additional certifications in relevant trades are highly desirable

 

Location:

100% Onsite - Cambridge, MA.

Schedule:

Monday - Friday 7:00am to 3:00pm or 8:00am to 4:00pm (negotiable)

+ On call based on business needs.

Salary / Compensation:

$95.000 per year + Shift Differential.

Estimated compensation for this position:

95,000.00 – 95,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
