KLA - Facility Manager

Job Summary/Goals

Facility manager that will perform as a site manager.

Successful candidate will be responsible for sustaining engineering support for mechanical and electrical facilities systems. Individual must have advanced knowledge and previous experience with Building Management Systems, HVAC, chillers, chilled water, plumbing systems, fire protection, sprinkler systems, pumps, ups systems,. Must be fluent in the application of structured problem solving principles and apply in the resolution of complex facilities systems operational issues. Requires understanding of legislative requirements. Candidate must have a strong commitment to safety and a willingness to help develop an incident and injury free culture. Must be self-motivated, detail oriented comfortable working in a dynamic team environment with minimal supervision.

Managing all aspects of service as detailed in the scope of works section of the contract between Intel and Jones Lang LaSalle.

Candidate will be measured by contractual Key Performance Indicators and Service Level Agreements.

The job holder will lead the implementation of all approved initiatives and programs, by managing daily tasks and coordinating the efforts of the Facilities team (e.g. service providers, contractors, etc) to achieve the goals.

Essential Duties and Responsibilities

Ensures that equipment is performing effectively and efficiently and responsible for analyzing equipment, operating dataMonitoring and operations of BMS systemProvides technical guidance to Facilities team on siteMakes cost-effective benefit review of the maintenance programsProvides technical guidance for the preventive and predictive maintenance programsServes as the focal point for monitoring performance indicators for Service calls and maintenance managementProvide High building maintenance service level successful preventive and corrective maintenance, cost reduction initiativesMaintaining and repairing facilities systems and equipment.Ensure that all defined services are completed in accordance with all operating procedures, statuary requirements, and within the Health and Safety guidelines.Gain the high level of Client’s and customers’ satisfaction proved with the results of respective surveys.From interpreting blueprints, manufactures’ instructions and written or verbal instructions, determining the sequence of operations required to maintain, repair and adjust equipment.Performing periodic or special preventive maintenance inspections to ascertain the general condition of the equipment and making recommendations for repairs as necessary to keep the equipment in good operating condition.

Additional Duties and Responsibilities

•   Assisting in the installation of new systems, provide technical support and root cause  analyses on all corrective maintenance and project commissioning/integration activities in all sites.

•  Preparing, maintaining and submitting reports and records to the Client and AM.

Meet and exceed Client relationship and expectations. On call for the site when required.

• Creating and encouraging teamwork, effective team management, and maintaining high employee satisfaction

•  Supporting required paper work, reporting and Maximo system

•  Management of the service system, reports and team activity analyzing

•  Safety management of employees and suppliers, work and updating of safety

   systems

•  24 hours 7 days a week on call to resolve emergencies as fast as possible in a  Professional way.

Manage and measure the subcontractor’s performance

Key Performance Measures

•  Compliance with Health and Safety legislation.

•   High customer satisfaction survey rating.

•   Work order closure within agreed timescales and high-quality service levels for the  site

•  Meet and exceed Client relationship expectations.

•   Great communication with Client and Colleagues.

•    Continued learning and improvement on the job

Skills

•   Experience in building control systems

•   Certificates\ knowledge in HVAC, UPS and complex facilities

•    Highly organized.

•    Computer skills, working with reports, excel, email

•    Excellent Problem-solving skills.

•    Very good English language both speaking and writing.
