Facility Manager

Location: GM facility in Kansas City, Kansas

Compensation: 85-100,000 + 10% target bonus

Job Summary

Lead comprehensive facility operations including maintenance, housekeeping, and materials management departments. Ensure safe machinery operation, exceptional tenant service, and client satisfaction while managing multi-shift operations, contractor oversight, and preventative maintenance programs to optimize building performance.

Key Responsibilities

Operations Leadership

Oversee daily administration of maintenance, housekeeping, and materials management departmentsSupervise facility operations across three shifts, five days per weekLead staff to deliver expected service levels within prescribed budgetsManage work assignments for technicians, vendors, and contractors

Client Relations & Service

Ensure client satisfaction through seamless facility management interfaceInterface with property occupants and resolve site issuesComplete facilities reports accurately and on time per client policiesManage client expectations through responsive leadership

Financial Management

Prepare operating budgets, monthly forecasts, and variance reportsRecommend capital improvements and manage financial controlAccomplish Key Performance Indicators per client agreementsOversee monthly, quarterly, and annual reporting requirements

Maintenance & Systems

Implement comprehensive preventative maintenance programEnsure building systems meet or exceed rated uptime expectationsPerform daily facility inspections and coordinate projectsDevelop complete knowledge of all building machinery and systems

Team Development & Safety

Coach direct reports to achieve performance objectivesImplement safety programs and hazard control practicesCoordinate training and pursue team capability improvementsEnsure compliance with JLL and client audit standardsRequired Qualifications

Experience & Leadership

6+ years industry experience in corporate, third-party, or consulting environmentsStrong leadership and management skills with technical and administrative staff oversightProven record of excellent internal and external customer serviceDemonstrated ability to build successful stakeholder relationships

Technical & Communication Skills

Strong interpersonal, communication, and presentation skillsProficient in MS Office Suite (Excel, PowerPoint, Outlook)Computer proficiency in CMMS systemsStrong problem-solving and analytical abilities

Business & Administrative

Knowledge of standard business and accounting practicesUnderstanding of compliance requirements and regulatory standardsBudget management and financial reporting experienceAvailable for emergency call-in situationsPreferred QualificationsBachelor's degree in Facilities Management, Engineering, or related fieldFacilities management certification (CFM, FMP, SFP)Knowledge of real estate, telecommunications, and building systemsProject management certification or experienceExperience with Building Automation Systems and energy managementAdvanced CMMS platform experience (Maximo, ServiceNow)Multi-site or portfolio management backgroundUnion workforce management experienceWorking Conditions

Position requires managing operations in various building environments with potential exposure to mechanical systems and emergency situations. Must be available for after-hours emergency response and able to perform site inspections throughout facilities.
