Education & Certification Requirements
High School Diploma or GED required; technical school certification or associate degree in HVAC or a related field preferred.
Valid EPA Section 608 Certification (Type II or Universal) required.
Valid driver’s license with a clean driving record.
Must pass a hair follicle drug screening.
Experience Requirements
Minimum of 3–5 years of HVAC installation, repair, and maintenance experience in commercial, industrial, or institutional settings.
Experience with Building Automation Systems (BAS) and Energy Management Systems highly desirable.
Proven ability to diagnose and repair HVAC systems including RTUs, chillers, boilers, VAV systems, and air handlers.
Familiarity with local, state, and national HVAC codes, standards, and safety regulations.
Basic understanding of plumbing, electrical systems, and general building maintenance is a plus.

Safety Awareness: Strong understanding of OSHA regulations, HVAC safety standards, and proper use of PPE and lockout/tagout procedures.
Building Systems Knowledge: Experience with BAS, energy management systems, and computerized maintenance management systems (CMMS).
Communication: Effective verbal and written communication skills for interacting with team members, supervisors, and vendors.
Time Management: Capable of managing multiple tasks in a fast-paced environment with minimal supervision.
Teamwork: Works well independently and collaboratively within cross-functional facilities or maintenance teams.
Adaptability: Responsive to emergency calls, after-hours maintenance needs, and shifting priorities.
Basic Computer Skills: Proficient in using mobile devices, email, and maintenance software for work orders, scheduling, and reporting.
Essential Functions & Responsibilities
Install, maintain, and repair HVAC and refrigeration systems throughout the facility.
Conduct routine and preventive maintenance to ensure safe and efficient operation.
Inspect system components (e.g., belts, filters, refrigerant levels, compressors, motors) and perform diagnostics to identify issues.
Respond promptly to service requests and troubleshoot equipment failures.
Monitor and adjust BAS and controls to optimize performance and occupant comfort.
Maintain accurate records of maintenance, repairs, inspections, and service reports in CMMS.
Ensure compliance with safety protocols, environmental regulations, and HVAC codes.
Coordinate with external contractors and vendors for specialized repairs or projects.
Assist with general facilities maintenance, including basic plumbing, electrical, and carpentry tasks.
Participate in on-call rotation and respond to emergency maintenance needs during off-hours.
Maintain inventory of tools, parts, and supplies; report usage and reorder as needed.
Work Environment
This role operates in both professional office and industrial/warehouse environments, indoors and outdoors. The technician may be the sole maintenance staff member on duty during certain shifts and may be required to work extended hours during emergencies or priority situations. Shift work and on-call duties may be required.
Physical Demands
The physical requirements include:
Working at heights using ladders and lifting equipment.
Performing outdoor work year-round.
Communicating effectively and operating standard office equipment.
Moving throughout the workplace and remaining stationary less than 10% of the time.
Lifting up to 50 lbs. and extending arms in various directions.
