**Job Summary**
The Commercial Door Technician is a skilled trades professional responsible for the installation, inspection, maintenance, and repair of commercial and automatic door systems throughout the facility. This role ensures all door assemblies function safely, efficiently, and in compliance with all manufacturer, state, local, and federal codes and guidelines. The technician supports operational safety, security, and accessibility by keeping door systems in optimal working condition.
Essential Duties and Responsibilities
• Inspect, install, repair, and maintain rated door assemblies and automatic door mechanisms.
• Adjust doors to open or close with the correct amount of effort to meet operational and safety standards.
• Make adjustments to electric openers and ensure alignment with sensor systems.
• Test mechanical and electrical door components to ensure proper functioning.
• Order and track materials, parts, supplies, and equipment required for maintenance and repairs.
• Repair or replace worn, damaged, or defective mechanical, electrical, and structural parts.
• Install door hardware and related interior or exterior fixtures.
• Assemble and position components using appropriate hand tools, power tools, or lifting equipment.
• Move and secure large or heavy assemblies safely using mechanical equipment.
• Run low-voltage wiring and connect electrical systems in accordance with codes and manufacturer specifications.
• Interpret blueprints, wiring diagrams, and technical specifications to inform installation and service work.
• Maintain accurate logs, complete work orders, and document rounds, inspections, and test results.
• Perform routine preventive maintenance to ensure all door systems meet safety and performance standards.
• Collaborate with other facilities and safety staff to ensure compliance with applicable accessibility and life-safety requirements.
Expanded Role Overview
The Commercial Door Technician is a skilled tradesperson who installs, maintains, and repairs automated door systems in commercial and industrial healthcare settings. Responsibilities include:
Installation: Install new automated door systems, including running low-voltage wiring, setting and aligning hardware, and ensuring all components function per safety and performance standards.
Maintenance: Conduct regular inspections and preventive maintenance to ensure safe, efficient operation; replace worn components, lubricate moving parts, and verify all electrical connections.
Repair and Troubleshooting: Diagnose and repair both mechanical (hinges, closers, springs) and electrical (sensors, motors, wiring) failures in a timely manner.
Upgrades and Retrofits: Modernize existing systems to improve safety, energy efficiency, or ADA accessibility compliance.
Compliance: Ensure all installations and repairs meet safety, fire, and accessibility codes, including standards set by the American Association of Automatic Door Manufacturers (AAADM) and applicable Joint Commission requirements.
Qualifications
• 3–5 years of related experience as a commercial or automatic door technician.
• Fire door installation/repair certification preferred.
• AAADM certification or ability to obtain upon hire strongly preferred.
• Strong mechanical and electrical aptitude.
• Excellent communication and interpersonal skills.
• Proven ability to follow up and close out maintenance tasks efficiently.
• Valid driver’s license and clean driving record required.
• Familiarity with computerized maintenance management systems (CMMS) preferred.
• Ability to read and interpret blueprints, electrical schematics, and technical manuals.
