Joining Sainsbury's means being part of a dynamic and forward-thinking team responsible for asset managing the Sainsbury’s & Argos portfolio. In this key role, you will have the opportunity to utilise your strong commercial acumen and property expertise to proactively asset manage your part of the portfolio, including lease events, minimising property costs, and build strong relationships with stakeholders both internally and externally. All this is with the aim to strategically drive value from the estate. What you'll do
You’ll take proactive ownership of estates & asset management within the Sainsbury’s & Argos portfolio, across trading stores.
Focus will be on strategic thinking to leverage value from the estate, be that in generating value or costs savings
You’ll act as the principal advisor working with a cross functional team of external property advisors and consultants and internal managers to minimise cost & optimise tenure.
Your responsibilities will include minimising property costs through commercial acumen, formulating recommendations on Landlord and Tenant matters, managing external agents, maintaining relationships with landlords and tenants, preparing budgets, staying up to date with property market trends, building strategic relationships with key property market contacts, and ensuring accurate reporting of the portfolio progress.
You’ll also liaise with internal stakeholders, including Store Managers, Regional Operation Managers and the Store Support Centres, being the point of contact to ensure visibility of activity and minimise any impact on the trading estate.
Who you are
You’re a highly skilled professional with a strong background in property management and ideally a member of RICS, demonstrating expertise in effectively managing and optimising a portfolio, strategically driving value from the estate. With exceptional commercial acumen, communication skills, and a proactive approach to portfolio asset management, lease events, regears and property costs, you excel in building relationships with internal and external stakeholders while driving commercial settlements. Your ability to work autonomously, think laterally, and prioritise customer-centric solutions makes you a valuable asset in delivering proactive and effective asset management strategies. Investment experience would be beneficial.
Essential Criteria
Demonstrable extensive experience in a senior role strategically managing landlord and tenant matters, including setting out a plan for your part of the portfolio to formulate recommendations, negotiating commercial settlements, and overseeing lease events within a property portfolio. Proven ability to minimise property costs and optimise tenure, using commercial insight to influence decisions and manage external property advisors or agents and internal stakeholders. Evidence of building and maintaining effective relationships with landlords, tenants, external consultants, and internal stakeholders. Ability to analyse property market trends and produce accurate portfolio reporting, including budgets and progress updates for stakeholders.
