Enterprise DeMawating - Property Manager
POSITION SUMMARY:

Under the direction of the Real Estate Manager, the Property Manager is responsible for the comprehensive oversight and strategic development of all commercial and residential properties situated within the DeMawating Development Property Management Office. This includes properties located on both fee simple and trust land owned by the Sault Ste. Marie Tribe of Chippewa Indians.

essential functions: (includes, but is not limited to, the following):

 Reviews tenant applications, signs leases, shows homes, and performs move-out inspections. Prepares unit vacancy reports and maintenance reports and prepares and submits monthly, quarterly, and annual reports. Develops annual budgets, reviews and monitors monthly financial statements, and is responsible for overall financial management of the company. Implements business and marketing plans, maintenance of company website, and standard operating procedures. Reconciles petty cash accounts, compiles residential rent and prepares bank deposits. Initiates and attends tenant and landlord proceedings including tenant eviction and money judgments. Reviews and approves disbursement vouchers. Obtains proposals for capital projects and unit maintenance proposals for the renovation and improvement of the properties and schedules work from contractors. Administers preventative maintenance schedules and schedules and tracks periodic maintenance. Processes all work orders, tracks inventory usage and assists with warehouse inventory. Implements and maintains capital expenditure repair and replacement schedules. Works in the community and with local townships to develop a productive working environment that promotes community development and growth.

Enforces and verifies team members are in compliance with safety regulations. All other job-related duties as assigned. Contacts:

Immediate peers, peers in other departments, immediate supervisor/manager, managers in other departments, Executives, Board of Directors, customers, outside vendors/service providers.

physical requirements:

Position primarily sits/lifts up to maximum of 25 pounds. Physical factors include constant use of hearing, smelling, near, midrange and far vision, depth perception, color and field of vision and typing; frequent standing, walking, sitting, travel; and occasional carrying and lifting of 10 pounds, kneeling, reaching, manual handling and bending.  Working conditions include occasional exposure to weather, extreme cold, wet/humidity and noise. Potential hazards include constant computer use; frequent working conditions include contact with clients and the general public and as such could be exposed to infectious agents, etc., and equipment. Protective clothing/equipment needed to perform the job includes steel toe boots, safety glasses, gloves, dusk masks, hard hats and eye protection as needed.

requirements:

Education: Associate's degree in Business, Real Estate, Finance, Accounting or related field or Three (3) years’ of demonstrated ability in related work experience may be considered in lieu of degree.

Experience: Minimum Five (5) years of supervisory and management experience in the field of Residential and/or Commercial Property Management required in addition to the above education/experience requirements. 

Certification/License:  Will be required to undergo and successfully pass a background check. Must maintain a good moral character standing. Must have a valid driver’s license and be insurable by the Sault Tribe Insurance Department. Must comply with annual driver’s license review and insurability standards with the Sault Tribe Insurance Department. Will be required to complete and pass pre-employment drug testing.

Knowledge, Skills and Abilities: Must have knowledge and be able to use spreadsheet, data processing and word processing software. Must have knowledge of personnel practices and employment laws, program budgeting, general accounting, office procedures and business operation systems.  Must have knowledge of MSHDA policies and rental agreements, State of Michigan Landlord/Tenant Laws, Collection/Eviction procedures on State Land and Sault Tribe Safety regulations. Must have excellent communication skills and professional appearance. Must have strong problem-solving skills and ethical leadership.  Must be able to interpret legal documents and governmental regulations, evaluate financial statements and ability to assess operational, program, staffing and fiscal needs.  Must be able to work with little to no supervision.  Native American preferred.
