Multi-Skilled Engineer – Germany (Frankfurt)

Position Overview

We are seeking a Multi-Skilled Engineer to provide comprehensive technical support and maintenance services across two client sites in Germany. This role requires a versatile professional capable of delivering reactive and planned maintenance across multiple engineering disciplines while ensuring optimal building performance and occupant satisfaction.

Key Responsibilities

Technical Maintenance & Operations

Perform planned preventive maintenance (PPM) across mechanical, electrical, and plumbing systemsExecute reactive maintenance and emergency repairs to minimize downtimeConduct regular building inspections and condition assessmentsMonitor and optimize building management systems (BMS) and controlsMaintain HVAC systems, lighting, power distribution, and water systemsPerform minor fabric repairs and general building maintenance tasks

Third-Party Engineering Delivery Management

Coordinate and oversee external contractor activities across both sites ensuring quality and complianceDevelop and maintain approved contractor database with vetted suppliers for specialized engineering servicesPrepare detailed scopes of work and technical specifications for third-party engineering projectsObtain competitive quotations and evaluate contractor proposals for cost-effectiveness and technical meritManage contractor scheduling to minimize disruption to building operations and occupant activitiesConduct comprehensive site inductions for all external contractors ensuring health, safety, and security complianceSupervise contractor work progress, quality standards, and adherence to specificationsReview and approve contractor method statements and risk assessments before work commencementCoordinate permit-to-work systems for high-risk activities including hot works, confined space entry, and electrical isolationMonitor contractor performance against KPIs including quality, timeliness, safety, and cost controlConduct final inspections and sign-off on completed works ensuring all deliverables meet specificationManage contractor payments through proper verification of completed works and compliance with contractual termsMaintain detailed records of all third-party activities including certificates, warranties, and as-built documentationImplement lessons learned from contractor performance to improve future procurement and deliveryCoordinate emergency response contractors for out-of-hours critical system failuresEnsure all third-party works comply with German engineering standards, building codes, and client requirements

Contractor Escort and Security Services

Provide mandatory escort services for all third-party contractors and project personnel throughout both sitesConduct arrival procedures including identity verification, security badge issuance, and safety briefing deliveryEscort contractors to and from work areas ensuring compliance with designated access routes and restricted zonesContinuously supervise contractor activities to ensure adherence to site security protocols and client confidentiality requirementsMonitor contractor movement between different areas of the building ensuring proper authorization for zone accessEnsure contractors comply with client dress codes, behavior standards, and workspace etiquette requirementsCoordinate bathroom breaks, lunch periods, and departure procedures maintaining security oversight at all timesDocument contractor attendance, work locations, and any security incidents or breaches in detailed logsLiaise with client security teams and building management regarding contractor presence and activitiesManage contractor equipment and tool inspections ensuring no unauthorized items enter or leave the premisesCoordinate with reception and security personnel for seamless contractor check-in and check-out processesProvide emergency evacuation guidance to contractors during fire alarms or security incidentsEnsure contractors understand and comply with photography restrictions and intellectual property protection measuresMonitor contractor waste disposal and material removal ensuring compliance with site environmental policiesCoordinate multi-contractor projects ensuring different trades are properly supervised and separated when requiredMaintain detailed escort schedules and coordinate coverage between sites to ensure continuous supervision availability

Compliance & Safety

Ensure all work complies with German technical standards (DIN) and safety regulationsMaintain statutory compliance records and certification schedulesConduct risk assessments and implement safe working practicesSupport health and safety initiatives and emergency proceduresCoordinate with external contractors for specialized maintenance and inspectionsVerify contractor insurance coverage and statutory certifications before work authorizationEnsure escorted contractors maintain safety standards throughout their site presence

Site Coordination

Travel between assigned sites ensuring consistent service delivery standardsPrioritize and schedule maintenance activities across both locationsMaintain accurate work logs, asset registers, and maintenance recordsCoordinate with site management and occupants regarding planned worksProvide technical support and guidance to facility teamsManage site access and security protocols for contractor personnelPlan escort schedules to optimize coverage across both sites while maintaining operational efficiency

Client Service & Communication

Respond promptly to maintenance requests and occupant concernsProvide regular updates on work progress and completion statusParticipate in client meetings and service reviewsIdentify opportunities for operational improvements and cost savingsMaintain professional relationships with site stakeholdersPresent contractor performance reports and cost analysis to client stakeholdersCommunicate contractor presence and activities to affected building occupants

System Optimization

Monitor energy consumption and identify efficiency opportunitiesRecommend upgrades and improvements to building systemsSupport sustainability initiatives and environmental complianceAssist with space planning and minor modification projectsEvaluate contractor proposals for system upgrades and capital improvements

Required Qualifications

Technical Skills

Qualified in electrical, mechanical, or building services engineeringMulti-skilled across electrical, plumbing, HVAC, and general maintenanceExperience with building management systems and controlsKnowledge of German technical standards and regulationsBasic fabrication and repair capabilitiesUnderstanding of contractor management and procurement processesFamiliarity with permit-to-work systems and high-risk activity management

Experience

Minimum 3-5 years in building maintenance or facilities managementCommercial property maintenance experience preferredPrevious multi-site responsibility advantageousExperience working with international facility management companiesDemonstrated experience managing third-party contractors and suppliersBackground in project coordination and technical supervisionExperience providing contractor escort services in secure or sensitive environments preferred

Certifications & Licenses

Relevant German trade qualifications (Meister/Geselle or equivalent)Valid German driving licenseElectrical safety certifications as requiredFirst aid certification preferredProject management or contractor management training advantageousSecurity awareness training or clearance beneficial

Language & Communication

Fluent German (written and spoken)Basic English proficiency for JLL systems and reportingStrong communication and interpersonal skillsComputer literacy including MS Office and maintenance management systemsAbility to prepare technical specifications and contractor documentation
