Engineering Supervisor - Franchise
Job Requirements

POSITION SUMMARY:

The Engineering Supervisor is responsible for the property's general condition regarding all electrical, carpentry, plumbing, mechanical, and painting aspects. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and rooms.

ESSENTIAL FUNCTIONS:

Supervise maintenance teamServe as company representative with contractors and temporary staffHas knowledge of various maintenance functions including but not limited to plumbing, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, landscaping, and life safety issuesMaintain grounds and parking lots to keep them clean and free of trash, debris, and other safety issuesCoordinate, arrange, and supervise the completion of corrective and preventive maintenance by company safety procedures and integrate these into the daily plansAssure that significant equipment and furnishings are maintained in a safe, operable conditionArrange replacement components or notify management of the need to replaceWork with all departments to schedule projectsEvaluate long-term needs in relation to significant projects and property improvements and make recommendations to ManagementDevelop, implement, review, update, and improve equipment records in the maintenance management system, including entering work orders, entering existing and new equipment, organizing the hierarchy of the equipment, updating equipment changeouts, closing completed work orders, and creating and maintaining maintenance spare parts inventoryArrange or provide training for personnel regarding the safety and maintenance needs of the facilitiesAttend training programs relevant to the duties and responsibilities of this position as neededEnsure that high safety standards are developed, communicated, and met within the departmentOrganize, determine, lead, and coordinate projects from initiation to completion, including schedulingIs knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenanceProvide superior customer service and professionally represent the company at all timesConsistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general publicOther duties as assigned

Work Experience

POSITION REQUIREMENTS:

High school diploma, GED, or trade school certificationHVAC certification requiredTwo years of experience as an Engineering Supervisor in the residential/apartment industry requiredGeneral residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishingMust be able to lift, push, or pull 50 pounds at variable distances often
