We are expanding our creative team to enhance our consistent and engaging visual brand presence. **Executive Summary** The Divisional Vice President (DVP) is a high-stakes executive role responsible for the total business performance of Public Storage’s **Northeast Division** . As an SVP-level leader, you will own the P&L and strategic roadmap for a large multi-state territory spanning from **Washington D.C. to Boston** and surrounding areas. This role requires an elite operator who possesses the "field DNA" to understand granular store-level dynamics but maintains the "investor mindset" necessary to drive long-term asset value, market share, and technological transformation. P&L Ownership & Strategic Growth** + **Market Dominance:** Serve as the head of the Northeast, driving Net Operating Income (NOI) and revenue growth across the highest-density markets in the U.S. + **Capital Allocation:** Partner with Real Estate and Acquisitions teams to identify growth opportunities, from new developments in Manhattan to strategic acquisitions in the Boston suburbs. + **Yield Management:** Drive store level revenue and collaborate with pricing and analytics partners to optimize revenue in the division. **2. Multi-Layered Leadership & Human Capital** + **Leadership of Leaders:** Direct responsibility for a hierarchy of Regional Vice Presidents, Sr. District Managers, and District Managers. You are responsible for the "bench strength" of the future. + **Organizational Design:** Partner with HR to architect a scalable structure that supports a geographically dispersed and culturally diverse workforce. + **Cultural Catalyst:** Foster an environment of high accountability, ethics, and innovation, ensuring the Public Storage operating model is localized effectively for the Northeast market. **3. Digital & Operational Transformation** + **Modernizing the Journey:** Lead the regional execution of the organization’s digitization plan, shifting the customer experience toward seamless eRental and automated platforms. **Strategic Interoperability:** Work cross-functionally with the Customer Care Center, Marketing, and Asset Management to remove friction from field operations and improve the "Cost to Serve." **Qualifications** **Qualifications** + **Experience:** 15+ years of progressive executive leadership in high-volume, multi-unit consumer businesses (REITs, Big-Box Retail, Hospitality, or Logistics). + **Proven Scale:** Track record of managing a $500M+ P&L and a multi-layered workforce of 500+ employees. + **Educational Background:** MBA or equivalent business degree is highly preferred. + **Change Management:** Demonstrated expertise in leading large-scale technological or operational shifts within a legacy organization. + **Mobility:** Must be located in the market, with ability to travel extensively throughout the D.C.-to-Boston corridor and relocate as needed for future role growth. Relocation is available. **Deeper role responsibilities:** **P&L & Asset Ownership:** Full accountability for the financial health of the Northeast Division, driving Net Operating Income (NOI) through sophisticated revenue management, expense control, and capital expenditure prioritization. **Strategic Market Expansion:** Partner with the Real Estate and Acquisitions teams to identify and execute on high-barrier-to-entry growth opportunities, including new developments and portfolio acquisitions in dense urban markets. **Hierarchical Leadership Development:** Lead a multi-layered organization of Regional and District Managers, focusing on executive coaching and building a robust internal talent pipeline for future C-suite roles. **Digital Transformation Stewardship:** Champion and oversee the divisional rollout of Public Storage’s digitization roadmap, ensuring high adoption of eRental and automated customer platforms to improve operational leverage. **Cross-Functional Synergy:** Act as the primary field liaison for corporate departments (Marketing, HR, Pricing, and Asset Management) to refine corporate strategies based on regional market nuances and logistical challenges. **Operational Excellence at Scale:** Standardize and enforce best-in-class operational protocols across a massive, geographically dispersed portfolio to ensure brand consistency and "remarkable" customer experiences. **Northeast Labor Strategy:** Lead localized human capital strategies to navigate the competitive hiring landscapes of both major metros and rural markets. **Competitive & Market Intelligence:** Maintain a pulse on the Northeast real estate and storage landscape, anticipating competitor moves and macroeconomic shifts to protect and grow market share. **Change Management Leadership:** Lead the organization through large-scale shifts in business models or technology, serving as the cultural anchor and primary communicator of "the why" behind the "what." **Executive Presence & Board-Level Reporting:** Translate complex field data and regional performance metrics into clear, high-level strategic insights for the COO and the Board of Directors. **Additional Information** **Workplace** + One of our values pillars is to work as OneTeam and we believe that there is no replacement for in-person collaboration but understand the value of some flexibility.
