Esplanade Golf and Country Club in Naples, Florida is seeking a Director of Facilities. The Director leads capital planning and delivery, asset stewardship, daily operations and a multi-disciplinary facilities team, and serves as the primary facilities advisor to the General Manager (GM) and Board of Directors (BOD), providing timely, fact-based data and recommendations to support accurate decision-making.
Position Summary: The Director of Facilities is a high-priority senior leadership role responsible for strategic, mechanical, administrative and operational oversight of all facilities, grounds and technical services at Esplanade of Naples. Key Responsibilities Strategy & Capital Planning: Serve as CIP Project Leader: Support current CIP projects in planning and execution and lead multiple site enhancement initiatives. Develop and implement a multi-year facilities master plan and capital improvement plan (CIP). Maintain asset registers, condition assessments, lifecycle plans and prioritized project lists. Advise GM/BOD on capital priorities, financing options and lifecycle cost implications. Lead design, procurement and construction/renovation projects from concept through closeout. Administer contracts, change orders, inspections and quality control; ensure projects meet scope, schedule, budget and specs. Operations & Maintenance: Oversee day-to-day operations: preventive/predictive maintenance, grounds, custodial, and site services. Ensure high availability and reliability of mechanical and life-safety systems. Implement CMMS (FIXX)/CAFM and data-driven maintenance practices to optimize uptime and reduce backlog. Mechanical Systems & Compliance: Own mechanical systems strategy (HVAC, plumbing, electrical, building automation). Have knowledge in various other infrastructure systems such as but not limited to: Generators, pump systems, controls, water features or water chemistry. Ensure compliance with ADA, fire, environmental and local/state codes; manage inspections and corrective actions. Financial Management: Prepare and manage operating and capital budgets, monitor expenditures, forecasts and fund balances. Produce cost analyses, ROI evaluations and budget recommendations for leadership and Board review. Data, Technology & Reporting: Implement and leverage CMMS (FIXX), BIM, IoT/sensor data, energy management and analytics for decision-making. Produce timely, accurate KPI reports, asset condition summaries and project/status briefings for GM/BOD. Implement Ticket System including membership access for follow up. Sustainability & Resilience: Lead energy, water and sustainability initiatives (electrification, renewables, conservation). Develop resilience and business continuity plans for facility-related emergencies and climate impacts. Risk Management & Safety: Maintain safety programs, emergency response plans and regulatory compliance programs. Serve as on-site incident commander/liaison for facilities emergencies, coordinate with public safety and contractors. People & Vendor Leadership: Supervise and mentor the Facilities Manager and facilities staff; manage staffing plans, recruitment and development. Oversee vendor, consultant and contractor procurement and performance; negotiate service agreements and enforce SLAs. Stakeholder Engagement: Serve as the primary facilities advisor to GM, PM, and BOD; present clear, data-driven recommendations and risk assessments. Coordinate with department leaders, residents, community groups and public agencies to align facilities services with operational needs. Other Duties: Perform other related duties as assigned to ensure efficient functioning of the property and services. Minimum Qualifications: Education: Bachelor’s degree in engineering, architecture, construction management, facilities management, public administration or related field preferred. Experience: 7–10 years of progressive facilities, maintenance or construction leadership experience; minimum 3 years in a senior management role overseeing multiple disciplines (maintenance, grounds, custodial, capital projects). Experience in community or hospitality settings preferred. Certificates (preferred): Facilities Management Professional (FMP) Project Management Professional (PMP), LEED AP, OSHA 30, or equivalent. Knowledge, Skills & Abilities: Strategic capital planning and project delivery expertise. Strong financial acumen with experience managing operating and capital budgets. Proficiency with CMMS/CAFM, BIM, energy management systems and data analytics. Thorough knowledge of building codes, ADA, fire and environmental regulations. Proven leadership, coaching and workforce development skills. Excellent oral and written communication; ability to present technical and financial data to executives and Board members. Strong vendor/contract negotiation and contract management skills. Commitment to sustainability, resilience and equitable service delivery. Performance Metrics: Asset condition index and backlog reduction. On-time, on-budget capital project delivery rate. Preventive maintenance completion rate. Energy and water consumption reduction targets. Stakeholder/resident satisfaction scores. Safety incident and regulatory compliance metrics. Timeliness and accuracy of reports to GM/BOD. Working Conditions & Physical Requirements: Mix of office and field work with regular site inspections and exposure to construction sites and variable temperatures. Occasional evening/weekend work and emergency response required. Ability to perform occasional lifting, climbing, stooping and fine dexterity tasks.
