Director, Transactions Management

Job Description

Our Transaction Manager will manage and execute lease transactions while fostering client relationships and business growth. You will be responsible for negotiating transactions, understanding client’s real estate requirements, engaging brokers, reporting on transaction activity, attending client and account team meetings. Our Transaction Manager collaborates and actively participates in a team culture that supports JLL’s core behaviors and values.   This role will manage transactions and/or participate in a support role on more complex transactions and provide oversight  and management of request for proposals and solicitations for brokerage services to support the client assigned.  You will work independently as well as part of a team with the client and the JLL transactions management team.  This role will be expected to proactively mine the portfolio for value-add opportunities that are compelling and in client’s best interests to support the strategic initiatives of portfolio management.   You will also work on and will be asked to direct special projects/assignments, on an as needed basis. Our Transaction Manager will manage and work with professionals across a wide variety of disciplines and business units.

Managing Client Relationships

Assume key transaction responsibilities for a financial services client

Provide trusted advice on client transactions

Attend regular client meetings and conference calls

Improve client transaction management processes

Collaborate directly with client and team members to resolve tenant and landlord issues

Manage building tours with the client

Manage transaction reporting to the client

Transaction Management Activities

Actively negotiate and manage transactions

Manage RFPs and Solicitation for brokerage support services

Engage brokers, landlords and attorneys for selected lease transactions as required

Review lease documents and negotiate transactions

Provide financial terms to client’s finance team for financial modeling

Collaborate with analyst for reporting and other transaction related responsibilities throughout the transaction process

Gather and evaluate real estate market and property data

Research companies, landlords, and potential subtenants

Lease clause reviews and analysis

Assist with landlord-tenant dispute resolution

Must have 5+ years of commercial real estate transaction/leasing experience

Account Performance Support

Proactively assist Account Director in managing client deliverables

Reporting management: Creation and updating of various financial reports

Key Performance data gathering and reporting

Help ensure the accuracy of portfolio data

Manage surrender of premises or decommissioning projects, including directing project management tasks, and ensuring utilities cut-offs

Qualifications/Experience

Active real estate brokerage or salespersons license recommended

Knowledge of real estate and lease terminology required

Strong negotiation experience and interpersonal skills required

Strong analytical ability, both financial and qualitative

Attention to detail and process compliance required

Excellent verbal and written communication and presentation skills

Ability to work independently and within a team to build relationships and interact effectively with business partners and clients

Ability to multi-task, work successfully under pressure and manage a high transaction volume and effectively prioritize, organize, and manage time and workload

Proven ability and commitment to delivering exceptional client service

Willingness to take on new challenges, responsibilities, and assignments

A desire to work within a diverse, collaborative, and driven professional environment
