What this job involves:
You will serve as a strategic project delivery leader for one of the key sub-regions within Asia Pacific—India, Japan, or Rest of Asia—supporting the APJ Account Management and Project Management Director in overseeing the successful execution of capital works projects in the respective sub-region. In this role, you will take full ownership of project delivery within your sub-region, ensuring that all capital works initiatives—including office fit-outs, relocations, expansions, restacks, and infrastructure projects—are completed on time, within budget, and to the highest standards of quality. You will build and maintain strong relationships with internal and external stakeholders, including the client's Global Real Estate (GRE) teams, business unit leaders, facility managers, and JLL variable project delivery teams. You will be responsible for identifying, mentoring and guiding project teams, providing oversight and guidance to ensure adherence to approved processes, governance frameworks, and to meet established performance metrics. You will additionally support capital planning and financial management within the region, contribute to continuous improvement initiatives, and lead robust reporting across the sub-region using JLL’s project management information systems. Core responsibilities:
Act as the single point of accountability for all project delivery activities within the designated sub-region, overseeing scope, budget, schedule, quality, and risk management across a portfolio of capital works projects.
Establish and foster strong, trust-based relationships with key client stakeholders, including GRE leadership, business unit representatives, facility management teams, and internal JLL project delivery teams.
Serve as the primary interface for strategy, implementation, and escalation on capital works projects, blending the client's specific requirements with local business needs and ensuring alignment with global standards.
Support the Regional Commercial Lead in the development and maintenance of an annual capital plan, defining project scope, scale, and budget for incorporation into the client's capital planning tools, and proactively manage the plan throughout the annual cycle.
Identify, onboard, and guide variable project management resources from within JLL’s in country teams.
Ensure that all project management teams within region deliver projects in alignment with the agreed project brief, on time, within budget, and in compliance with agreed data quality standards.
Guide and support project managers in adhering to the client's governance processes and reporting requirements at all stages of the project lifecycle.
Monitor project performance and reporting accuracy, holding project managers accountable for timely and accurate status updates, budget tracking, and risk identification.
Act as a point of escalation for project challenges, liaising with JLL country leads, Client Stakeholders and internal support functions to resolve issues and mitigate risks that may impact project success.
Promote continuous process improvement, driving adherence to best practices and ensuring that lessons learned are captured and reapplied across the portfolio.
Ensure structured handover and close-out of projects, including the completion and delivery of all required documentation to relevant stakeholders, such as facility management teams, finance, and the client's GRE organization.
Manage risk proactively across the project portfolio, ensuring project managers comply with JLL processes and the client's governance frameworks, and holding teams accountable for mitigating or eliminating identified risks.
Maintain and update all project reporting tools and dashboards to ensure accurate, timely, and effective reporting to the client's leadership and internal JLL teams.
Champion health and safety best practices in accordance with both JLL policies and the client's safety standards, ensuring compliance across all project activities.
Support the review and continuous improvement of internal processes and reporting mechanisms, identifying and addressing deficiencies in project delivery and escalating systemic issues to the APJ Account Management and Project Management Director as appropriate. Provide project documentation, performance data, and insights into delivery challenges and opportunities.
Interface regularly with the Regional Commercial Lead to ensure commercial alignment, budget accuracy, and effective procurement and sourcing strategies.

Success Criteria:
Consistent delivery of projects within approved scope, budget, and schedule, with minimal client escalations and high levels of stakeholder satisfaction.
Achievement of agreed KPIs and performance targets.
Successful execution of projects within the capital plan, contributing to accurate forecasting, proactive risk management, and alignment with the client's business priorities.
Demonstrated ability to build and maintain strong, collaborative relationships with key client stakeholders and internal JLL teams across the sub-region.
Effective identification and implementation of continuous improvement initiatives, resulting in enhanced efficiency, quality, and cost performance.
Timely and accurate reporting of project status, financial performance, and operational metrics to internal and external stakeholders.
