Job Description

Public Storage is seeking a strategic, process-oriented leader to serve as Director of Real Estate Investment Strategy. This role partners directly with the Senior Vice President of Real Estate to support the continued growth and optimization of the company’s real estate portfolio through value-accretive acquisitions and strategic portfolio initiatives. 

The Director will act as a strategic integrator across the Real Estate Acquisitions organization, helping implement disciplined capital allocation frameworks, portfolio analytics, and transaction coordination processes as Public Storage continues to scale its external growth strategy. 

This role helps enhance visibility, coordination, and execution across acquisitions activity, portfolio strategy initiatives, and value creation opportunities throughout the portfolio. 

Key Responsibilities include:

Investment & Portfolio Strategy 

Partner with the SVP of Real Estate to support investment strategy initiatives across acquisitions, asset repositioning, and long-term portfolio optimization. 

Develop and maintain analytical frameworks supporting capital allocation and investment decision-making. 

Build scenario models and portfolio-level analytics that support investment strategy and capital deployment. 

Assist in identifying opportunities for asset repositioning and capital recycling across the portfolio. 

Help coordinate and monitor asset-level business plans designed to drive value creation at the property and portfolio level. 

Acquisition Strategy & Pipeline Coordination 

Help coordinate diligence efforts for large portfolio acquisition opportunities, ensuring alignment across internal teams and external advisors. 

Maintain visibility into the acquisition pipeline and help track progress across multiple transactions. 

Assist in developing frameworks to guide the number and types of one-off acquisition opportunities pursued throughout the year. 

Support analysis and execution planning related to strategic portfolio acquisitions. 

Process Efficiency & Technology Integration 

Identify opportunities to improve operational efficiency within the acquisitions and portfolio management processes. 

Partner with internal data science, technology, and transformation teams to implement AI-enabled tools and workflow enhancements. 

Help design scalable systems that improve speed, visibility, and coordination across transactions and portfolio initiatives. 

Portfolio & Transaction Coordination 

Assist in organizing diligence workstreams across legal, environmental, tax, operational, and financial teams on complex transactions. 

Maintain structured tracking and reporting across active acquisition opportunities. 

Support coordination of key milestones and deliverables throughout the acquisition and diligence process. 

Strategic Planning & Executive Support 

Assist in development of strategic analyses, executive presentations, and investment materials. 

Support long-term strategic planning initiatives within the Real Estate organization. 

Collaborate across Finance, Operations, and Transformation teams to support key portfolio initiatives. 

Qualifications10+ years of experience in real estate strategy, acquisitions, portfolio analytics, investment management, or related fields.Bachelor’s degree required; MBA or related advanced degree strongly preferred.Demonstrated experience in capital allocation, underwriting, and investment decision frameworks.Strong analytical background with the ability to build portfolio‑level models, scenario analyses, and investment dashboards.Proven success coordinating cross‑functional diligence processes across legal, finance, operations, and external advisors.Experience improving or implementing transaction workflows, technology tools, and scalable operational processes.Ability to manage multiple transactions and portfolio initiatives simultaneously with a disciplined, structured approach.Exceptional communication skills, including developing executive‑level presentations, strategy materials, and investment memos.Strong business judgment with the ability to evaluate complex real estate opportunities and identify value‑creation levers.Background in portfolio optimization, asset repositioning, or large‑scale acquisition integration is highly preferred.Experience partnering with data, technology, or transformation teams to evolve processes and analytics.
