The Director, Global Strategy & Market Intelligence is role responsible for shaping enterprise-wide real estate strategy through a combination of internal portfolio intelligence, global occupancy planning, and forward-looking external market insight. This role integrates three critical capabilities into a single global mandate: Enterprise Strategy & Decision Support – translating data, trends, and scenarios into actionable strategic options for executive leadership; Global Occupancy Planning & Portfolio Optimization – ensuring current and future business unit needs are met efficiently within the existing global real estate portfolio, and Global Market Intelligence & External Insight – delivering high-value intelligence on global real estate markets beyond the bank’s current footprint to inform long-term growth, risk mitigation, and location strategy.
The Director operates at a highly strategic level, acting as a trusted advisor to senior executives, while also leading teams and vendors that provide the data foundation underpinning strategic decisions.
**Is this role right for you? In this role you will:**
+ Lead the development of global real estate and workplace strategy aligned to the bank’s enterprise objectives, business growth plans, and regional operating models.
+ Translate complex portfolio, occupancy, and market data into clear, executive-ready insights, scenarios, and recommendations.
+ Establish and monitor KPIs and performance metrics for occupancy, workplace efficiency, and cost optimization.
+ Conduct scenario planning, financial modeling, and risk assessments to support strategic decision-making.
+ Provide leadership and oversight for the Global Occupancy Planning team
+ Ensure business unit space requirements are met within the existing global portfolio wherever possible, optimizing utilization before pursuing external solutions.
+ Establish and lead a global market intelligence capability that looks beyond the bank’s existing portfolio and geographic footprint.
+ Serve as the primary internal owner of external global real estate market intelligence, working in close partnership with a best-in-class external vendor(s)
+ Senior relationship owner for external global market intelligence vendors. (CBRE, JLL, CW etc.)
+ Define intelligence requirements, data standards, and deliverables to ensure outputs align with Scotiabank’s strategic priorities.
+ Integrate vendor-provided data with internal portfolio and occupancy data to create a single, cohesive strategic narrative.
+ Continuously assess vendor performance, relevance, and innovation to ensure the bank maintains best-in-class global market awareness.
+ Act as a thought partner to leadership, challenging assumptions and expanding perspectives through global insight.
+ Understand how the Bank’s risk appetite and risk culture should be considered in day-to-day activities and decisions.
+ Actively pursues effective and efficient operations of their respective areas in accordance with Scotiabank’s Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk.

**Do you have the skills that will enable you to succeed in this role? We’d love to work with you if you have:**
+ 12+ years of experience in real estate strategy, market intelligence, portfolio strategy, or management consulting, preferably in a global financial institution or similarly complex organization.
+ Deep expertise in Global real estate markets, portfolio and occupancy strategy, Strategic analysis and executive advisory, Proven experience managing external intelligence vendors and translating third-party data into enterprise value and strong executive presence with the ability to communicate.
+ Proven experience leading large, geographically dispersed global teams across multiple time zones and cultural environments.
+ Demonstrated success in vendor management, contract negotiations, performance assurance, and relationship management with large service providers.
+ Excellent communication, executive presentation, and stakeholder engagement skills with the ability to influence at senior levels.
+ Experience overseeing large operating and capital budgets, asset lifecycle management, and cost-optimization programs.
+ Strong analytical, problem-solving, and strategic planning capabilities.
+ Relevant credentials such as IFMA, BOMA, PMP, P.Eng, or equivalent are considered assets.
