About the role:

Leading Projects to Success

JLL has an opportunity for a Construction Project Manager with Data Centre expertise and experience to take responsibility for the overall success of major technical projects—guiding teams and contractors in each phase to achieve outcomes that exceed clients’ expectations and meet JLL’s commercial objectives. Driven and ambitious by nature, you have a mastery of the ins and outs of business—from products and systems to processes, tools and best practices. You’ll need to collaborate effectively with a range of stakeholders, leading from the front while also taking the time to understand their point of view.

For each project, you’ll establish an effective organizational structure for reporting, communication and working procedures, and ensure that clear objectives and quality control systems are in place. You’ll lead a project team that is highly motivated, eager to contribute, and in sync with the stakeholders’ mind-sets. You’ll also attend project meetings, submit monthly reports, and monitor project budgets, so an eye for detail and a structured approach to tasks will serve you well.

As such, you’ll maintain a strong and positive relationship with our clients by identifying their needs, requirements and constraints. While you act in the clients’ best interests throughout the project duration, you must make sure that the project’s revenue and payment cycles are properly managed.

Keeping an eye on business opportunities is also among the highlights of the job. Do you have a knack for building rapport with prospects? Your expertise in surveying a client’s needs and supporting the preparation of PM proposals is key. Likewise, skillfully developing relationships with other company business lines is a must; we achieve are biggest success when working together, so clear communication is key, as is collaboration and team work.

You’ll accomplish this by creating a network of professional consultants who can deliver the required scope of every project.

Likewise, you’ll handle contract administration of all vendors professionally and according to legal requirements. It’s the best way to protect both our and the clients’ commercial interests. Your expertise will also be central in identifying project risks and mitigating them. Furthermore, you’ll be responsible for developing project-related reports, analyses and reviews regularly.

What this job involves:

Must be able to work in a fast-track environment with a proven record of delivery of technical projects within a similar roleClient facing role, reporting project progress to senior members of the client team and stakeholders at relevant stages of the projectExtensive leadership experience in Engineering / Construction field who will be the single point of contact on the owner's behalfExperience of successfully delivering medium to large sized construction projectsStrong understanding of engineering design and operational aspects of mission critical facilities and infrastructure systemsDeliver projects within the framework of environmental, sustainability, health and safety while maintaining focus on the time, cost, quality and risk managementIdentify early warnings and assist with client team to suggest and implement appropriate risk mitigation measuresManage project cost, change management process and check contractor invoices based on work done on siteManage schedule and cut-over / integration works and coordinate with the operations and facilities teams

A snapshot of the role:

Review and get familiarized with all related project design & contract documentation, contractor submissions, procurement documents and tender packages, shop drawings, RFIs, etc. for new build and/or fit out of Data Centre infrastructure and construction projectsOrganize and attend all relevant project review meetings, site meetings, design meetings and other project relevant discussions.Provide regular reports to the Client, including photos and comments on the site QA/QC process.Contract Documentation.Verify the contractor’s request for change orders.Verify the contractor’s payment request, construction progress, etc.Coordinate the review of shop drawings from contractors with consultant’s design documentation.Prepare Project Update material for client and contractor meetings.Updating the Project Cost Status report monthly.Coordinate and follow up all comments from internal stakeholders.Review submissions and RFI/RFP from contractors and responses from design team and internal partner teamTracking of work status which needs follow up actions.Conduct regular site checks on installation method, workmanship and quality assurance process of consultants & contractors for the entire fir out work from out till handover e.g. Early Site Access (ESA), Facilities Ready (FR), Security Ready (SCR)Other administrative works as required.

Must be able to work in a fast-track environment with data centre (or similar critical facilities / environment construction developments)  experience preferredStrong Project and Programme Management experienceExcellent and persuasive communication skillsAt least 10+ years’ experience in a related fieldStrong understanding of construction projects cycle, scoping, planning, procurement, installation, testing and commissioning and close out, and handover to operations teams.Experience of Managing DC fit-out / or MEP infrastructure projects preferred.Project management qualification preferred (PMI / PMP)Excellent communication, stakeholder management, presentation, and reporting skillsLogical approach and high attention to detailBachelor's degree in Engineering (Civils, Electrical, Mechanical, Building Services), Construction Management or equivalent preferredStrong in providing and implementing Project Management methodologyEnglish (TOEIC 800+, IELTS 6.0+)
