What this job involves:
The Operating Engineer supports the safe, efficient, and reliable operation of assigned properties by performing hands-on maintenance, repairs, and inspections of building systems. This role focuses on preventative maintenance, responding to service requests, and ensuring all mechanical, electrical, and life safety systems operate in compliance with regulatory standards and established procedures.
Your day-to-day tasks will include:
Performing installation, maintenance, repair, and operation of mechanical, electrical, plumbing, HVAC, fire/life safety, and power generation systems
Operating and monitoring building systems safely and efficiently in accordance with regulatory requirements and standard operating procedures
Conducting predictive, preventative, planned, and routine maintenance, including equipment rounds and service requests
Inspecting, troubleshooting, and repairing pumps, fans, motors, valves, and related equipment to ensure proper operation
Monitoring and maintaining refrigeration, boilers, water cooling, heating, ventilation, hot water, piping, filters, and other mechanical and electrical systems
Completing tenant service requests accurately and promptly while maintaining high customer service standards
Maintaining time, production, inventory, and maintenance records, and assisting with purchasing and inventory control
Participating in emergency response procedures, on-call rotations, and ongoing technical and safety training
Performing all work in compliance with safety policies, including proper use of PPE and safe handling of hazardous materials

Education and Experience
High school diploma or GED required
Minimum of four (4) years of experience in the building maintenance industry
Accredited trade school degree in HVAC, electronics, or a related trade; union training and certification acceptable
Universal CFC certification required (or ability to obtain within 90 days of employment)
Knowledge of safe and proper use of tools and equipment including ladders, lifts, hand tools, volt meters, drain augers, plumbing tools, safety goggles, ear protection, and fire extinguishers
Language Skills
Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals
Ability to write routine reports and correspondence
Mathematical Skills
Ability to calculate load balancing, proportions, percentages, area, circumference, and volume
Ability to apply basic algebra and geometry concepts
Reasoning Ability
Ability to solve practical problems involving multiple variables with limited standardization
Ability to interpret written, oral, diagrammatic, and schedule-based instructions
Physical Demands
Frequent standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, and crawling
Regular lifting up to 10 pounds, frequent lifting up to 25 pounds, and occasional lifting up to 50 pounds
Work Environment
Regular exposure to electrical shock risks, moving mechanical parts, and heights up to 30 feet
Occasional exposure to wet, humid, very cold, or hot conditions indoors and outdoors
Noise levels may be moderately loud at times
Requirements:
Ability to work safely, follow procedures, adapt to changing responsibilities, and collaborate effectively as part of a team.
Preferred:
Experience with critical environments, building automation systems, UPS systems, and familiarity with preventative maintenance programs and SOP-driven operations.

Estimated compensation for this position:
100,380.00 – 100,380.80 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
