Job Title: Cost Control Manager
Job Description
The Cost Control Manager oversees all aspects of project controls and cost management for complex real estate projects, from initial planning and design through construction, occupancy, and closeout. This role partners closely with clients and project teams to develop accurate budgets, cost plans, and schedules, while ensuring data integrity, robust risk management, and high-quality project documentation. The position requires strong analytical skills, deep construction cost expertise, and the ability to lead, coach, and influence cross-functional teams.
Responsibilities
Manage all areas of project controls and cost management for individual real estate projects across planning, design, construction, occupancy, and closeout phases.Work directly with clients to define project scope, delivery resource requirements, cost estimates and budgets, work plan schedules and milestones, quality control requirements, and risk identification strategies.Assess project scope and client needs to develop and present recommended budgets for pre-bid and pre-construction cost estimating and cost planning services.Partner with project teams to source, coordinate, and oversee pre-bid and pre-construction services required to develop comprehensive project budgets and cost plans.Define project delivery resources using pre-qualified lists or through formal project qualification processes, ensuring alignment with project needs and standards.Conduct standard requests for proposals, perform detailed bid evaluations, and recommend appropriate resources and vendors to clients.Implement project documentation governance that aligns with internal standards and client requirements, ensuring consistency and compliance.Ensure that all project data and documentation are accurate, timely, coordinated, and maintained with high standards of integrity.Advise and direct the project delivery team by providing guidance, direction, and support to help achieve project goals and performance targets.Create clear action plans to meet project objectives, budgets, and schedules, and track progress against these plans.Monitor and report project status and variances, highlighting key cost, schedule, and scope deviations and recommending corrective actions.Align cost plans with the overall project master schedule to ensure consistency between financial and scheduling objectives.Establish strategies to manage project cash flows and accruals, and report financial progress in a clear and timely manner.Identify project threats and risks, develop risk mitigation and contingency plans, and implement actions to reduce or eliminate project risks.Apply in-depth knowledge of standard project control principles, techniques, and procedures to accomplish complex assignments and develop innovative solutions.Coach and mentor team members by sharing in-depth knowledge of cost control and project controls, as well as broader functional disciplines.Lead by example and model professional behaviors that support a collaborative, accountable, and high-performance culture.Build consensus among stakeholders and influence others to reach agreement on key project and cost management decisions.Impact a range of customer, operational, project, and service activities within the project team and across related teams.Work within broad guidelines and policies while exercising sound judgment in complex and ambiguous situations.Explain complex, difficult, or sensitive information in a clear and accessible way to clients, stakeholders, and team members.Essential Skills
5–8 years of relevant experience in cost control, cost management, or project controls within a construction or real estate environment (or an equivalent combination of education and experience).Proven experience creating cost estimates during pre-construction and ground-up construction projects.Hands-on experience managing change orders and financial cash flows in a construction setting.Demonstrated ability to manage or contribute to projects with budgets of over 250M.Strong cost analysis and cost accounting skills, with the ability to interpret and manage complex cost data.Solid expereince in construction and construction management practices.Proficiency in project controls, including budgeting, forecasting, and cost tracking.In-depth knowledge of Microsoft Office products, including Word, Excel, and Outlook.Ability to exercise sound judgment based on analysis of multiple sources of information.Capability to calculate moderately complex financial figures such as percentages, fractions, and other cost-related calculations.Strong organizational skills and the ability to manage multiple tasks and priorities effectively.Clear written and verbal communication skills, including the ability to explain complex or sensitive information.Additional Skills & Qualifications
Bachelor's degree preferred; a combination of education and relevant experience will also be considered.Professional designations such as LEED AP, PMP, and/or CCM are preferred.Experience with quality control processes in construction and project environments.Demonstrated willingness to take a new perspective on existing solutions and to drive continuous improvement.Advanced inquisitive mindset with a strong attention to detail and a focus on data accuracy and integrity.Ability to collaborate effectively with cross-functional teams and build consensus among diverse stakeholders.Experience applying innovative solutions to complex cost and project control challenges.Work Environment

Pay and BenefitsThe pay range for this position is $50.00 - $52.00/hr.
