About the role:
As a construction manager, You'll need to prepare a master construction schedule for the site as well as client and tracking. Part of the regular checklist is to review all pending issues with the site team to steer clear of any communication gaps and develop action plans as soon as possible. You’ll also conduct weekly site and report meetings with consultants, contractors, and agencies to review the progress per the agreed schedule and proactively follow up on all pending issues. Likewise, you’ll review the site’s progress payments to make sure claims from subcontractors reflect the actual progress.
[Project Coordination & Value Engineering]:
1. Coordinate day-to-day project execution with the ability to prioritize deadlines, communicate with stakeholders, and monitor progress.
2. Facilitate collaboration and maintain a productive dialogue between all parties involved, including clients, consultants, contractors, and vendors, to ensure project objectives are met successfully.
3. Ensure that all the relevant documentation for construction is organized and accessible to the project management and construction teams.
4. Utilize flexible and efficient approaches to value engineering in order to maintain design integrity within project budgets.
[Construction Oversight & Site Procedures]:
1. Implement effective oversight for all construction-related projects on site, ensuring compliance with budget, risk, schedule, design, safety, and quality management requirements.
2. Respond to clients' requests and concerns while adhering to the company's policies and procedures.
3. Facilitate on-site coordination with consultants, contractors, and vendors throughout the construction phase, promoting open communication and collaboration.
4. Create and maintain a comprehensive set of site procedures using the JLL Atlas platform, ensuring alignment with the program, cost, design, safety, and quality parameters.
[Quality Control and Safety]:
1. Ensures that rigorous site-quality-control measures and HSE regulations and procedures are in place.
[Reporting & Verification and Project Close-out]:
1. Facilitate regular site meetings with all stakeholders to monitor progress, share updates, and ensure alignment on project goals and expectations.
2. Verify and manage site progress diligently, ensuring accurate and timely client billing and payment applications.
3. Collect detailed information on detected defects, and document them in a clear and concise manner.
4. Lead project close-out activities, ensuring that all legal and contractual obligations are met.
Desired experience and technical skills:
1. A minimum of 5 - 10 years of relevant experience in managing construction sites, with a proven track record of success.
2. A bachelor's degree in architecture, civil engineering, MEP engineering, or a related field, or an equivalent combination of formal education and practical experience is preferred.
3. Demonstrate proficiency in using relevant software and tools such as AutoCAD, Excel, Word, and Microsoft Project Schedule to effectively manage construction projects.
4. Excellent communication skills in both English (not a must but will be highly regarded) and Chinese, with the ability to effectively communicate with diverse stakeholders such as clients, subcontractors, and team members.
5. Willing to travel within the country to conduct site visits, including Hsinchu and Kaohsiung, as needed.
