The Compliance Specialist – Moderate Income is responsible for ensuring ongoing compliance, managing lease renewals, and maintaining a 99% occupancy rate across 739 moderate-income units (130%–280% AMI) within a 925-unit affordable housing complex. This role is focused on processing applicant files, leasing all vacancies quickly and accurately, and supporting applicants through the eligibility and renewal process. The Specialist will also collaborate with the LIHTC compliance team as needed and partner with leasing and marketing teams to drive successful outcomes.

Key Responsibilities include:
Leasing & Occupancy
Manage all moderate-income lease renewals to ensure timely completion and compliance.Maintain a 99% occupancy rate by promptly leasing all vacancies.Guide applicants through the eligibility process, minimizing fallout due to incomplete documentation.Conduct in-person or virtual tours as needed to support applicant decision-making and increase conversion.File Review & Compliance
Complete detailed pre-review of applicant and renewal files for accuracy and compliance with HPD/HDC requirements.Maintain organized tracking of applicant and resident status, documentation requests, and corrections.Ensure all moderate-income program regulations are met consistently during leasing and renewals.Sales & Marketing Support
Partner with marketing and leasing teams to convert lottery applicants into move-ins.Provide clear, customer-focused communication with applicants and residents to build trust and reduce attrition.Support appeals coordination to improve approval outcomes and reduce withdrawals.Reporting & Team Collaboration
Track and report on occupancy, renewal timelines, and leasing activity.Assist the LIHTC compliance team with cross-training, file review, and compliance support for 40%–50% AMI units as needed.Support preparation for annual recertification cycles and long-term compliance needs.
Compensation:
The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.
Anticipated base salary range: $60,000 - $68,000 + Discretionary Bonus
Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.

Qualifications
Bachelor’s degree or equivalent experience in real estate, affordable housing, or property management.2–5 years of experience in moderate-income or workforce housing compliance and leasing.Strong knowledge of HPD/HDC program requirements and NYC Housing Connect processes.Proven ability to review high volumes of files with accuracy and efficiency.Customer service mindset with excellent communication and problem-solving skills.Sales orientation with the ability to maintain high occupancy levels.Experience with Yardi or similar compliance/property management systems preferred.
