Description
We are looking for an experienced Community Manager to oversee operations at a residential property in Honolulu, Hawaii. This contract position involves managing rental activity, ensuring occupancy targets are met, and implementing strategies to enhance the community’s profitability and appeal. Responsibilities:
• Manage rental activities, ensuring occupancy goals are achieved and compliance with company standards.
• Oversee on-site marketing and advertising efforts while maintaining knowledge of local market trends.
• Conduct monthly property inspections and prepare detailed reports, including action plans for improvements.
• Monitor revenue transactions, rent collection, and accounts payable to ensure accurate financial operations.
• Review competitor pricing and occupancy rates to recommend adjustments to rental strategies.
• Supervise day-to-day maintenance, landscaping, and other community operations to uphold property standards.
• Prepare legal documentation and represent the property in court proceedings when necessary.
• Analyze monthly financial statements and operating budgets to identify variances and suggest corrective actions.
• Develop and implement safety programs, conduct audits, and organize monthly safety meetings.
• Maintain a network of emergency service providers and be available for on-call coverage and resident events.
Requirements • Proven experience in property management, including rental activity and occupancy management.
• Familiarity with accounts receivable processes and financial reporting systems such as Yardi.
• Knowledge of HVAC systems and landscape maintenance.
• Ability to conduct inspections and prepare detailed reports.
• Expertise in lease administration and agreements.
• Strong communication skills for guided tours and resident interactions.
• Experience managing multi-line phone systems and switchboard operations.
• Availability to respond to emergencies and attend resident functions as needed. TalentMatch®
