General Purpose:

Assists in the over site of and provides for overall repair and maintenance of the entire facility, grounds upkeep, and contracted services such as trash, landscape, electrical, gates, boiler, HVAC, and window cleaning.

 

Essential Duties:

Performs repairs and maintenance and ensures the cleanliness and working order of the entire facility. Assists CAM in oversight of the contracted services that pertain to the maintenance of the facility and grounds. Assists CAM with inspections of exterior projects completed by homeowners’ vendors to ensure adherence to community standards. Assists CAM with new build property turnovers to ensure sod/landscape and irrigation are in optimum condition for new owner occupancy. Ensures that grounds maintenance is performed and kept to established standards via drive around inspections. Oversees and inspects the working operation of mechanical and power equipment utilized in the maintenance of the Amenity and property common areas. Coordinates exterior property cleaning and maintenance in accordance with company standards. Updates and enters data for property maintenance projects and work orders via MaintainX, Safety Culture Apps Completes daily/weekly/monthly checklists accurately and reviews with CAM weekly. Reports complaints and assists with problem resolution. Responsible for always maintaining excellent service to members and guests; in accordance with the Esplanade Resort Experience brand standards. Regular and reliable attendance. Performs other duties as required.

 

Education/Experience:

Associates (AA) degree; or one to two years related experience or training; or equivalent combination of education and experience.   

 

Physical Demands:

Frequently stands, walks and sits; regularly uses hands, reaches with arms and hands, talks and hears; occasionally climbs, balances, stoops, kneels, crawls, crouches, pushes, and pulls; regularly lifts up to 50 pounds and occasionally lifts up to 100 pounds. 

 

Environment/Noise:

Regularly works in outdoor weather conditions; occasionally works in wet or humid (non-weather) conditions; occasionally works near moving mechanical parts, fumes, airborne particles; toxic, or caustic chemicals.  The noise level is moderate. 

 

 Certificates/Licenses:

Driver’s License is required. Other applicable mechanical/equipment licenses (Boiler, HVAC etc) preferred but not required.

 

Job Knowledge, Skill, and Ability Preferences         

Ability to read, write and speak English is required to perform the duties of the job (e.g. the associates may be required to communicate with English speaking customers or co-workers, the manuals for the equipment the associates may use are in English). Strong knowledge of Microsoft Office applications to include Outlook email and calendars, text messaging, work related phone apps.
