Position Summary:
The Community Association Manager (CAM) is responsible for overseeing the day-to-day operations, financial health, maintenance, and governance of all associations located in Sea Colony West. This role serves as the primary liaison between the Council of Unit Owners, homeowners, and service providers, ensuring that the community operates efficiently, safely, and in accordance with governing documents and applicable laws.
Essential Job Responsibilities:
Board & Governance Support
Advise the Council of Unit Owners on best practices, governing documents, and applicable state statutes.
Prepare and distribute Council meeting packets, agendas, and notices.
Attend Council and Annual meetings; record and maintain meeting minutes.
Assist in the development and implementation of community rules, policies, and procedures.
Financial Management
Assist with preparation of the annual budget and long-term financial planning.
Review and approve invoices; monitor financial statements for accuracy.
Assist with reserve studies and capital planning projects.
Property & Maintenance Oversight
Conduct regular community inspections to ensure safety, cleanliness, and compliance.
Oversee maintenance schedules, repairs, and capital improvement projects.
Solicit bids, evaluate vendors, and manage contractor performance.
Monitor emergency maintenance issues and coordinate timely responses.
Homeowner & Community Relations
Serve as the primary point of contact for homeowners regarding inquiries, concerns, and requests.
Enforce community rules and architectural guidelines consistently and professionally.
Help maintain a positive and engaged community culture.
Administrative Duties
Maintain association records, contracts, insurance certificates, and compliance documentation.
Ensure proper handling of architectural review applications (ARC).
Oversee insurance risk management activities.
Ensure all association operations comply with federal, state, and local laws.
Education/Certifications/Licenses/Training:
CMCA®, AMS®, or PCAM® certification preferred.
Experience working with volunteer boards.
Background in hospitality, facilities management, or project management.
Experience/Background/Knowledge:
Experience in HOA/condo association management, property management, or a related field.
Strong understanding of community association governing documents and state laws.
Excellent communication, customer service, and conflict resolution skills.
Ability to manage multiple projects and deadlines.
Proficiency with CINC property management software, Microsoft Office, and digital communication tools.
Proven leadership experience is mandatory.
Skills:
Ability to communicate effectively with individuals in one-on-one and small group situations in a fast-paced environment.
Ability to create and disseminate written correspondence.
Ability to delegate responsibilities.
Ability to motivate, develop and manage a team.
Must be computer literate.
Must be able to perform math computations essential for budgeting and cost analysis purposes.
