Commercial Property Manager
Description The Commercial Property Manager is responsible for the overall management and operation of a portfolio of commercial properties, ensuring maximum return on investment through efficient, cost-effective, and customer-focused management. This includes managing vendor relationships, maintaining building systems, budgeting, lease administration, tenant relations, and capital improvement projects. Key Responsibilities: + Property Operations: Oversee the day-to-day operations of commercial real estate assets, including office buildings, retail centers, or industrial properties. + Tenant Relations: Serve as the primary point of contact for tenants, ensuring high levels of satisfaction, timely response to service requests, and resolution of concerns. + Financial Management: Develop and manage annual budgets, control operating expenses, review monthly financial reports, and ensure the financial performance of each property. + Lease Administration: Monitor lease compliance, track critical lease dates, assist with renewals and rent collections, and coordinate move-ins/move-outs. + Maintenance Oversight: Ensure all building systems and common areas are properly maintained, coordinate preventive maintenance programs, and supervise maintenance staff and vendors. + Vendor & Contract Management: Negotiate, implement, and oversee service contracts including janitorial, security, landscaping, HVAC, and repairs. + Capital Projects: Plan and execute capital improvement projects, ensuring they are completed on time and within budget. + Risk Management: Enforce safety procedures, conduct property inspections, and ensure compliance with local, state, and federal regulations. + Reporting: Prepare regular reports on property performance, tenant status, and operations for ownership or senior management. Requirements Qualifications: + Bachelor’s degree in Business, Real Estate, or a related field preferred. + 3–7 years of experience in commercial property management or real estate operations. + Strong knowledge of lease administration, budgeting, and property operations. + Excellent communication, negotiation, and interpersonal skills. + Proficiency in property management software (e.g., Yardi, MRI, Building Engines). + CPM, RPA, or real estate license preferred (varies by state).
