Position Overview:

The Commercial Manager oversees the commercial aspects of a residential project, ensuring effective management of hard and soft costs, contracts, and budgets reporting directly to the client. This role is responsible for effect commercial management, mitigating risk, and assuring contractual compliance throughout the project lifecycle. The Commercial Manager works closely with project teams, clients, and stakeholders to deliver projects successfully—on budget, on time, and in accordance with legal and company requirements.

What this job involves:

Lead the commercial management of projects, including budgeting, cost control, and financial reporting.Oversee tendering, procurement, and contract negotiation processes.Manage contracts throughout their lifecycle: administration, change control, dispute resolution, and ensuring compliance with contractual terms.Develop and implement commercial strategies to optimize profitability and minimize risk.Conduct risk and value management assessments, identifying and mitigating project-specific commercial risks.Monitor project expenditures, variations, and claims, and ensure accurate and timely valuation and payment of works.Prepare regular commercial reports on project status, risks, and opportunities for senior leadership.Liaise with clients, consultants, supply chain partners, and subcontractors to sustain robust commercial relationships.Ensure legal and regulatory compliance for all commercial activities, including Health & Safety and company policies.Mentor and support quantity surveyors and junior commercial staff in professional development.Desired skills and experience:Bachelor’s degree in Quantity Surveying, Construction Management, Business Administration, or a related field.Professional membership (e.g., RICS, CIOB) preferred.Substantial experience (usually 7+ years) in commercial management within construction or real estate sectors.Strong knowledge of contract forms (e.g., JCT, NEC, FIDIC).Excellent leadership, negotiation, and communication skills.Proficient in commercial management software and tools.Ability to work strategically, analytically, and collaboratively with diverse teams.Other skills and experience should include:Excellent analytical and problem-solving abilitiesStrong financial and commercial acumenProficient in construction measurement and cost control softwareEffective communication and stakeholder management skills
