The Commercial HVAC Technician will provide technical duties and coordination in the Facilities Department to maintain interior/exterior services and preventative maintenance services of building in accordance with state, local and regulatory compliance. The HVAC Technical Specialist will be qualified to work on heating, ventilation, air conditioning, and refrigeration systems, including assessing client needs, making recommendations, establishing new systems, and repairing existing ones.
Primary responsibilities will include:
+ Diagnose and Monitor plant HVAC and create specifications for HVAC per equipment manufacturer’s recommendations for preventative and predictive maintenance on chillers, boilers, packaged HVAC systems .
+ Provide Facilities Manager input on special projects (e.g. construction projects, equipment selection, cost-reductions, etc.)
+ Monitor and maintain building comfort level though the computer BAS system and daily audits (Siemens Carrier)
+ Develop specifications for services, preventive maintenance, and capital expense along with executing the project from order to invoice approval
+ Address Facility related daily issues (Facilities Quick Track, FQT)
+ Maintain compressed air system including maintenance and additions
+ Maintain and repair plumbing systems as needed
+ Manage and optimize third-party vendors that are cost efficient and easy to work with to maximize the value of the relationship.
+ Operate / program computerized energy management systems.
+ Take ownership to ensure that recognized facility problems are appropriately resolved.
+ Respond in an appropriate manner to all unsafe practices.
+ Maintain a flexible schedule to meet unscheduled customer requests, including necessary overtime.
+ Audit all areas of the facility to verify project completion or the quality of services performed in those areas, which can include elevated areas.
Ideal candidate will have the following experience and education:
+ High School Diploma or GED
+ Completed an HVAC training program at a community college, vocational school, or trade school preferred
+ Minimum of five years of hands-on experience with HVAC equipment preferred
+ Mechanical Contractors’ State License preferred
+ HVAC Controls Programming experience. (Siemens; Desigo and Carrier; i-Vu)
+ Experience managing construction, electrical, plumbing, HVAC or other facility contractors
+ Experience writing specifications for electrical, plumbing, HVAC and other facility related services
+ Must be able to lift heavy loads up to 50lbs, climb ladders multiple heights or rooftops, and work under extreme condition
+ Knowledge of MIOSHA regulatory standards, Safety Data Sheets, Personal Protective Equipment, etc.
+ Ability to read and understand construction documents, and blueprints.
+ Working knowledge of HVAC equipment, compressors and operation of equipment and proper use of hand tools
+ Ability to travel locally across FANUC facilities
+ A valid driver’s license is required due to the travel required in this role
