Commercial Fire and Life Safety Systems Technician

What this job involves

Responsible for providing an advanced level of expertise in responding to work orders associated with troubleshooting and preventative maintenance on commercial fire suppression and alarm systems as well as a variety of other life safety equipment and systems. This position also provides response and feedback to customer service requests for corrective action and documentation.

What your day-to-day will look like

Diagnoses, maintains, and repairs a variety of fire alarm equipment to include smoke detectors, heat detectors, visual devices, pull stations, supervisory devices, door relays, HVAC relays and related controls

Diagnoses, maintains and repairs a variety of fire suppression equipment to include wet, dry and preauction sprinkler systems, kitchen hood fire suppression systems, sectional valves, flow switches, sprinkler piping as well as electric and diesel fire pumps

Act as a subject matter expert for compliance with local, state and federal fire / life safety codes and requirements

Ensure that all portable fire extinguishers and deployed, inspected and maintained in compliance with applicable codes

Help to ensure compliance with the Annual JLL Client Assurance Program assessment to confirm consistency with applicable laws, company policies and recognized standards

Ensure proper maintenance on fire panels, amplifiers, NAC panels, back-up battery banks and related circuitry

Utilize the building automation system to track building conditions and the operational impact of facilities and production equipment

Evaluate facility egresses needs and ensures compliance with applicable laws and standards.

Ensure emergency egress lighting and life safety power systems are in compliance with applicable codes

Assist lower-level technicians with work assignments and coaches as appropriate

Create and modify site operations procedures for equipment and recommend facilities reliability improvements

Ensure preventive maintenance on all Fire / Life Safety and related control systems are performed as scheduled in the Computerized Maintenance Management System (CMMS)

Ensure that alarm and suppression system upgrades and installations are performed in accordance with code requirements and manufacturers’ recommendations

Utilize strong computer skills to complete and document work as well as communicate with customers and the Client

Respond and provide service and feedback to the customer on all work orders while assuring compliance with codes, regulations, site policies and industry standards

Under general supervision, perform tasks that reflect substantial variety and complexity.  Rely on experience and judgment to plan and accomplish goals

Recommend measures to improve maintenance methods and equipment performance

Analyze and resolve work problems, or assist workers in solving work problems

Understand company policies and enforce safety regulations

Safely perform functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required

Operate various measuring, diagnostic and testing instruments to help provide energy efficiency solutions

Operate a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work

Maintain a strict schedule in order to be successful in the assignment

Flexible in the day-to-day activities and scheduling for the benefit of the customer

Provide adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergencies

Must have availability to respond to after-hours emergencies on-site only as needed

Must have ability to read and understand repair manuals, specifications, drawings, and schematic diagrams

Other duties as assigned by Manager or Supervisor

Required Qualifications

High School graduate or GED

Basic electrical safety or Qualified Electrical Worker training

At least 2 years of experience with maintenance & repair of commercial Fire / Life Safety Systems

Physical Requirements:

Ability to regularly lift to 50 lbs

Ability to regularly climb extension ladders, roof ladders, stepladders, and stairs as required during shift

Have the flexibility to bend/stoop, squat repetitive during shift

Ability to stretch/reach on a repetitive basis for shift

Ability to walk extensively throughout the facility for shifts
