We are currently seeking a highly qualified and experienced Commercial Assistant General Manager to oversee a significant renovation project for Warner Brothers Studio at 30 Hudson Yards! The Commercial Assistant General Manager will play a critical role in the management and renovation of 1.4 million square feet of commercial office space for Warner Brothers Studio. This position requires extensive experience in commercial property management, construction management, tenant relations, and budgeting. The ideal candidate will have a proven track record of overseeing large-scale projects and possess the leadership skills necessary to ensure the successful completion of this high-profile construction renovation project. Key Responsibilities: Property Management Oversee the day-to-day operations of the commercial property, ensuring it meets the highest standards of quality and efficiency. Implement and maintain property management policies and procedures. Manage tenant relations, addressing concerns and ensuring tenant satisfaction. Ensure compliance with all local, state, and federal regulations. Construction and CAPEX Management Lead the renovation project, coordinating with architects, contractors, and other stakeholders. Develop and manage project timelines, ensuring all phases are completed on time and within budget. Oversee construction activities, ensuring quality control and adherence to project specifications. Manage capital expenditure budgets and track project costs. Tenant Relations Serve as the primary point of contact for tenants, fostering positive relationships and addressing any issues that arise. Coordinate tenant improvements and build-outs, ensuring they meet tenant needs and building standards. Conduct regular tenant meetings to update them on project progress and address any concerns. Budgeting and Financial Management Prepare and manage annual property budgets, including operating and capital expenses. Monitor financial performance, ensuring projects remain within budget and financial targets are met. Prepare financial reports and forecasts for senior management. Leadership and Team Management Lead and mentor a team of property management professionals, fostering a collaborative and high-performing work environment. Coordinate with internal and external teams to ensure seamless project execution. Represent Related Companies in a professional manner, upholding the company’s values and standards. This role supports the General Manager or Senior General Manager in managing the overall property operation, including financial performance and tenant relationships. The AGM must dictate the direction of the asset by understanding and managing owner and tenant requirements and expectations, as well as property staff, contractor and vendor performance. Responsibilities include, however are not limited to: Leading a team of individuals across multiple disciplines to deliver Class A+ operational management service including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. Managing tenant experience for large scale occupiers (1.4M sq ft) through life of lease- with special emphasis on initial move in, timely resolution of maintenance requests, and fulfilling unique ad-hoc requests Providing excellent customer service to all tenants and guests through pro-active, results driven interactions and via execution of the Related Customer Experience program Continuously assessing the asset and its resources, identifying priorities and objectives, and recommending valuable strategies to improve operational performance and service On an ongoing basis, assessing operation risks and recommend strategies to mitigate them. Be proactive in advising senior management of issues/opportunities that may have meaningful economic consequence. Conducting regular inspections of the property and tenant spaces to ensure proper upkeep of the property and compliance with leases. Ensure tenant adherence to property Rules and Regulations and local/federal codes and directives. Ensuring that management, property and lease files are properly maintained, and kept up to date in accordance with company policy and legal requirements. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes. Creating, implementing and managing base building SOPs and best practices ensuring all building functions clearly understand duties and responsibilities In coordination with General Manager and with consideration to other portfolio based initiatives, leading operational procurement and contracting, including bid processes, negotiation and service delivery In coordination with the Director of Engineering, executing large scale capital projects to maintain and enhance property value In coordination with Marketing, managing special events including common area activity, tenant outreach and holiday décor. Minimum of 7 years of experience in commercial property management, with a focus on office spaces. Extensive experience in construction management and CAPEX projects. Proven track record of successfully managing large-scale redevelopment projects. Strong knowledge of property management principles, financial management, and budgeting. Excellent leadership, communication, and interpersonal skills. Ability to work effectively in a fast-paced, dynamic environment. Strong problem-solving skills and the ability to make sound decisions under pressure. Proficiency in property management software and Microsoft Office Suite.
