CBRE GWS delivers consistent, measurably superior outcomes for our clients at every stage of the lifecycle, and across industries and geographies. **About the role** The CMMS Manager will be a champion for Maximo CMMS administration, optimization, and strategic use of the system to support maintenance operations, asset management, compliance, and reporting. This role ensures the CMMS is configured and used effectively to drive efficiency, reliability, and continuous improvement across maintenance and facility management processes. This is a US remote role with up to 25% travel. **What you’ll do** + System Administration & Optimization + Manage vendors, contracts, and service level agreements + Lead the day-to-day operation, configuration, and maintenance of the CMMS platform. + Ensure accurate setup of assets, preventive maintenance schedules, work requests, spare parts, and vendor information. + Monitor system performance, solve issues, and liaise with IT/software vendors for enhancements. + Data Integrity & Reporting + Maintain high-quality data standards by establishing procedures for data entry, validation, and audits. + Develop dashboards, Key Performance Indicators, and reports to track asset reliability, work order completion, downtime, labor utilization, and maintenance costs. + Provide insights to leadership to support decision-making and continuous improvement. + Maintenance Operations Support + Collaborate with maintenance, operations, and engineering teams to ensure the CMMS supports workflows and compliance requirements. + Oversee scheduling of preventive and predictive maintenance tasks. + Drive adoption of mobile CMMS tools for field technicians. + Lead Training & Change Management + Train staff and end-users on CMMS procedures, usage, and updates. + Lead change management efforts to increase system utilization and efficiency. + Serve as the primary authority (SME) for CMMS. + Compliance & Continuous Improvement + Ensure CMMS processes align with industry standards, regulatory requirements, and company policies. + Gather opportunities to improve system functionality, workflows, and automation. + Support audits, safety, and reliability initiatives by providing accurate maintenance records. **What you’ll need** + Bachelor’s degree in engineering, Facilities Management, Information Systems, or related field (or equivalent experience). + 5+ years of experience in CMMS administration, maintenance management, or asset management. + Solid understanding of maintenance standard methodologies (preventive, predictive, reliability-centered maintenance). + Proficiency with CMMS software (e.g., IBM Maximo, Infor EAM, eMaint, Fiix, SAP PM, or similar). + Analytical mentality and data quality and data governance + Advanced Excel/data analysis skills; knowledge of SQL or reporting tools preferred. + Good project management, problem-solving, and communication skills. + Experience training teams and managing system rollouts a plus. **Why CBRE?** When you join CBRE, you become part of a global leader in commercial real estate and investment services that help businesses and people thrive. The compensation is about $125,000 annual base salary plus 15% target bonus based on experience.
