The Capital Planner is responsible for delivering comprehensive cost management, project controls, and capital planning services within the account PMO. This role combines tactical cost estimating and controls with strategic capital planning oversight, managing regional projects from conceptual planning through execution. The position involves building and managing multi-year capital plans, developing detailed cost estimates, maintaining project budgets, and providing strategic advisory services to optimize client investment decisions. This role requires strong analytical capabilities, advanced knowledge of construction economics, financial planning acumen, and the ability to leverage technology platforms to drive data-driven decision-making in a fast-paced, deadline-driven environment.
Main ResponsibilitiesCapital Planning & Strategic AdvisoryDevelop, manage, and maintain multi-year real estate capital plans, providing strategic advisory support on performance, prioritization, and utilization.Gather, review, and validate project requests, assessing scope, budget, schedule alignment, business justification, and risk for capital plan inclusion.Analyze portfolio and project data to identify cost optimization, bundling, strategic sourcing, and prioritization opportunities.Maintain accurate capital forecasts and project data within AdaptiveWork, ensuring integrity of reports and dashboards.Cost Estimation & Project ControlsPrepare detailed construction and project cost estimates from conceptual planning through final construction documents, including feasibility and milestone estimates.Establish, track, and control project budgets across a regional portfolio, applying local market pricing and benchmarks.Review and evaluate change orders, assessing scope validity, cost impact, and schedule implications.Provide value engineering, design option analyses, and bid reviews to optimize cost, scope, and value.Collaboration & CommunicationBuild strong partnerships with clients, account leadership, and cross-functional teams to deliver integrated capital planning and cost management services.Communicate complex financial and project information through clear reports, dashboards, and stakeholder presentations.Coordinate with internal and external stakeholders (architects, contractors, client representatives) to ensure timely and accurate project updates.Continuous ImprovementIdentify risks, implement mitigation strategies, and apply lessons learned to improve capital planning and cost management processes.RequirementsBachelor’s degree in Finance, Engineering, Construction Management, or a related field.Strong experience in capital planning, cost management, project controls, or real estate/construction program management.Strong understanding of construction economics, real estate finance, and building systems (architectural and MEPFS).Proven ability to develop conceptual estimates and manage uncertainty while qualifying assumptions and risks.Proficiency with capital planning, project controls, and scheduling tools, including AdaptiveWork.Advanced skills in Excel, PowerPoint, Project, and SharePoint.Experience with procurement, tendering, bid analysis, and contractor reconciliations.Strong analytical, problem-solving, and data interpretation capabilities.Excellent communication skills with the ability to engage executive-level clients and external partners.Ability to manage multiple priorities in a fast-paced, deadline-driven environment while working independently and collaboratively.What you can expect from us:Contract of employmentBenefits package (private healthcare, cafeteria system, life insurance)Hybrid work possibility (3 days from the office per week) in an attractive location (Warsaw Spire) near the subway station.Opportunity to demonstrate your own initiativesOpportunity to participate in training and development programsPossibility to work in a highly professional, stimulating and challenging work environment of multinational Company with great and long-term career prospectiveFriendly and supportive company cultureLocation:
