BD Specialist – Transaction Management, APAC

What this job involves:
You will deliver growth of the APAC Transaction Management (TM) team and support on Business development (BD) initiatives for India while working in partnerships with various business groups and the wider corporate solutions group.
Requirements:
Strong analytical skills must be comfortable dealing with numerical data and have strong attention to detail.
High level of system skills and commercial acumen.
Understanding of the CRE business, ideally in Transaction Management and Brokerage.

Core Responsibility: Business Development Transaction Management (APAC):

Develop Portfolio Analysis, Opportunity Assessments and/or Metro Strategies in support of RFP responses.
Provide portfolio studies, analysis and review as part of the strategy work to attract the pursuing clients.
Support Solutions team in gathering of intelligence related to pursuits (stakeholder mapping, track record etc.)
Support Bid Management on RFP coordination and submission.
Support India hub lead on planning and implementation of BD initiatives for India
Knowledge Management and upkeep of the ‘latest and greatest’ in terms of baselines and collaterals.
Development and upkeep of all assumptions and databases used for pricing and bid responses.
Market Rates assumptions adopted for Pricing Tool.
Rental and lease term assumptions by market and asset types.
Best-in-class/3rd party broker list.
Benchmarking and data analysis.
Support Operations on tracking and maintaining of database for bid timelines.
Bid updates and timelines.
Historical RFP database, loss debriefs, win/loss analysis.
Case studies, Sales Tracker, Resourcing & Revenue.
Win/Loss Tracking and Updates.
Ad-hoc support around Sales as well as ‘lite touch’ TM accounts.
Position JLL as a thought leader in the TM space through content creation, speaking engagements, and industry participation.
Teamwork:
The role will require a large amount of coordination with the different teams within JLL as well as working with the different teams of the client to coordinate and deliver together. It will also at times, leading and leveraging JLL India’s 3X platforms to deliver client’s requirements with the other members of the larger JLL platform that services the client.
Research and Analytics:
You will also focus on related goals aimed at improving the overall approach in reporting and analysis, by conceptualizing best-in-class frameworks and analytics for the client. This will include, though not limited to, the following:
Provide portfolio optimization strategies to the client.
Update the client on the real estate market (e.g. supply-demand) changes impacting its portfolio.
Highlight real estate benchmarking data/analysis that could impact the risk profile of the client.
Winning our clients’ trust
As one of the regional coordinators, you’ll be working frequently with clients, so you’ll need to build strong relationships with them. Likewise, you’ll need to be proactive and engaging; and make sure that the clients’ expectations are met every time. You will also be the go-to person for any reporting related
concerns.
Being Analytical:
Along with the transactions, the role will have the responsibility for providing advisory driven support to the account. This will include, though not limited to, the following:
Analyze and implement the use of technology and automation for portfolio performance.
Proactively engage with various client teams for risk mitigation & resolution of operational & strategic issues.
Meticulous:
You must pay attention to detail and have excellent problem-solving skills. We are the delivery arm for the client, and they depend on us ensuring we are infallible.
Qualifications & Preference:
You will require to have a post graduate degree with at least 3 - 5 years of work experience in real estate transaction BD exposure is preferred, it is the ability and experience in establishing deep client connect /
relationship management and proven ability to deliver regular out-of-the box solutions is an essential skill requirement for this role.
An eye for detail, and emotional intelligence to personality-manage clients in different cultures and
geographies will be a differentiator for this role. Strong MS excel skills with grip on financial variables for
developing a business paper, and an ability to appropriately articulate messaging along with conflict
resolution with multiple real estate stakeholders, are necessary capability requirements.
Experience in pricing and commercial modelling on complex outsourcing contracts, ideally within the commercial real estate industry.
Excellent communication, negotiation, and stakeholder management skills. Confident in client facing and board level situations.
Able to navigate complex situations and multiple stakeholders.
