What this opportunity involves: 

 

Join JLL's dynamic property management team at one of Southbank's premier commercial properties. We're seeking an experienced Building Supervisor to take ownership of daily operations at 28 Freshwater Place, a prestigious 34,000 sqm NLA office building that forms part of the broader Freshwater Place body corporate complex.

 

Reporting directly to the Senior Engineering and Operations Manager, you'll be responsible for the ongoing operation and compliance of this premium A-grade property. This is a hands-on onsite role offering excellent career development opportunities within JLL's market-leading property management division. You'll work collaboratively with our General Manager, Property Manager and Finance Manager to deliver exceptional outcomes for our clients and tenants.

 

 

An overview of the role:  

 

Daily Operations & Client Management

·       Oversee comprehensive building operations Monday-Friday, 8:30am-5:00pm

·       Represent JLL and building owners to tenants, building and maintaining strong working relationships

·       Coordinate all parties required for seamless property operations

·       Monitor plant and equipment operations and conduct regular building inspections

·       Organise access and keys whilst ensuring building security at all times

·       Provide after-hours emergency support and attend scheduled testing as required (with time-in-lieu arrangements)

Maintenance & Compliance

·       Actively participate in annual Planned Preventative Maintenance program completion

·       Manage tenant service request platform and Risk and Compliance programs

·       Ensure all Essential Safety Measures requirements are consistently met

·       Coordinate specialist contractors and monitor performance against contract deliverables

·       Maintain JLL's online Evolution platform for PPM and Customer Service Requests

·       Conduct regular audits and assessments to ensure OHS legislation compliance

·       Manage operational issues, repairs and maintenance within agreed expenditure limits

Contract & Risk Management

·       Coordinate effective management and direct supervision of all property services

·       Assist with tender documentation preparation and service contract management

·       Ensure all service contract deliverables meet JLL and client requirements

·       Participate actively in risk and OPS AIDE audits, promptly addressing action items

·       Support capital works programs including comprehensive contractor management

·       Periodically inspect complex and plant to determine repair work priorities and safety aspects

Sustainability & Reporting

·       Contribute to NABERS/Green Star performance objectives working with contractors

·       Participate in annual NABERS audits and efficiency monitoring

·       Assist with preparing annual operations and capital works budgets

·       Provide input for monthly operational reports and quarterly budget updates

·       Gather information and statistics for management reviews and auditing obligations

 

 

Sound like you?  This is what we’re looking for: 

·       Tertiary qualifications in Facility Management or related field (desirable) OR substantial practical experience in A-grade, premium commercial or retail property management

·       Demonstrated technical knowledge, especially HVAC and electrical systems

·       Proven contractor management experience with strong performance monitoring capabilities

·       Thorough understanding of compliance and risk management requirements

·       Capacity to work unsupervised whilst managing multiple complex issues within tight deadlines

·       Goal-oriented mindset focused on meeting performance targets

·       Exceptional customer service ethic and positive approach to meeting client needs

·       Excellent communication abilities across all formats - written and verbal at all organisational levels

·       Proficiency in Yardi and JLL systems experience highly desirable

·       Proactive problem-solving attitude ensuring quick and efficient issue resolution

·       Ability to work positively within team environments including contractors and body corporate stakeholders

·       Strong organisational skills with ability to manage concurrent priorities effectively
