What this opportunity involves:
The Building Services Manager will provide comprehensive facilities management services for the assigned commercial, hard and soft building services management, and service contract and budget management.
The role provides hands-on leadership of engineering services operations, with a focus spanning energy sustainability, ongoing building commissioning and operational improvements, strategic delivery of lifecycle asset planning, project management, through to the daily operation of all property services with a focus on sustainable and economic performance and constant improvement.
A snapshot of the role:
Establish and maintain a sound professional working relationship with our client.
Manage the site operational team, inclusive of technical third-party service providers, providing leadership and guidance to this team to ensure activities are prioritised and diligently and efficiently completed.
Provide a high level of customer service to the building tenants, including attending tenant meetings, provision of updates in relation to tenant specific issues and regular updates on building initiatives/upgrades.
Participate and work to ensure all defects are identified and closed out.
Maximise the performance of the property in terms of sustainability. Lead the team to drive performance of the asset to ensure NABERS Energy and Water targets are achieved.
Ensure certification and supporting documentation is obtained from relevant contractors and consultants for all essential services and the timely preparation of the annual Fire Safety Statement or other relevant documentation as stipulated by the local authority.
Confirm compliance with Environmental and Occupational Health and Safety requirements including contractor induction, the preparation of site-specific risk management plans and review of contractor supplied Safe Work Method Statements.
Prepare the annual property operations and capital works budgets and monitor and update these on a quarterly basis.
Providing input into client and corporate reports for the operational aspects of the property.
Before you apply it’s worth knowing what we are looking for.
You'll have previous experience managing premium or A-grade assets in the commercial, retail or residential property sectors.Extensive experience in property / facilities / project management related fields.
Demonstrated knowledge of building technical services, especially HVAC, fire protection and electrical services.
Ability to deal with a variety of complex issues concurrently, within tight operational deadlines.
Understanding of defect liabilities period principles, procedures and contractual obligations
Goal oriented and focused on meeting performance targets.
Excellent client service and communication skills.
Ability to work well in a team environment.
Sound computer skills including Microsoft suite of products.
Be punctual, well presented, helpful and reliable at all times always.
