Operating Engineer – JLL

What this job involves:

JLL is seeking an Operating Engineer to join our team in maintaining and operating critical building systems for a premier facility. This is a hands-on technical role where you will be responsible for ensuring optimal performance of mechanical, electrical, and life safety systems while supporting our commitment to operational excellence and client satisfaction. You will play a vital role in maintaining a safe, efficient, and fully operational environment for building occupants and tenants.

What your day-to-day will look like:Perform routine tests, rounds, and data analysis to ensure proper functioning of fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switchgear), emergency backup systems, and hot water systemsMonitor, adjust, and maintain refrigeration, chilled water, air conditioning, ventilating, and hot water equipment; record readings and make necessary adjustments to ensure proper operationOperate and maintain critical equipment including UPS systems, generators, chillers, and critical air conditioning unitsInstall and repair plumbing/piping/tubing; wire single and three-phase motors; run conduit; install and rebuild pumps, motors, and air compressors; replace bearings, seals, and filtersDiagnose system malfunctions, determine root causes, and take corrective action to resolve issues promptlyOversee contractor activities within the building, ensuring compliance with critical facility protocolsMaintain detailed records of building rounds, readings, engineering logs, and data sheetsEnsure strict adherence to the Critical Facility Work Authorization (CWA) process and Critical Awareness ProcessEscort vendors and interact professionally with clients and tenantsRespond to on-call emergencies as required.

Required Qualifications:Minimum 1 year of electrical experience in a commercial or industrial settingDemonstrated ability to perform general plumbing repairs, lighting repairs, and basic electrical troubleshootingProficiency in using voltmeters and other electrical testing equipmentBasic computer skills for logging data and communicationStrong analytical and problem-solving skills to diagnose and resolve equipment issuesAbility to work independently and as part of a teamExcellent communication skills for contractor oversight and client interactionCommitment to maintaining a clean and safe workplace with proper handling of hazardous materials.

Preferred Qualifications:HVAC certification or related technical trainingExperience with Building Management Systems (BMS) or Building Automation Systems (BAS)Familiarity with critical facility operations and data center environmentsKnowledge of emergency escalation procedures and critical infrastructure protocolsPrevious experience in commercial property management or facilities engineering.

Location:

Raleigh, NC

Work Shift:

Wednesday through Saturday, 6:00 AM to 4:30 PM. On-call duty required.

Salary/ Comp:

$60,800 to $67,000 annually

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
