THE ASSET

Pegasus Mayfair is a c.70,000 sq ft mixed-use building located in Mayfair, comprising high-quality office accommodation alongside a residential element. The building occupies a prime position within one of London’s most established and prestigious neighbourhoods, requiring a boutique, service-led approach to management and operations.

The asset combines commercial office space with residential units, demanding a clear understanding of both operational models and the different service expectations associated with each. The successful candidate will be responsible for ensuring seamless integration between the commercial and residential components, maintaining high standards across all common parts, plant, amenities and occupier interfaces.

OBJECTIVE OF ROLE

The Building Manager (BM) will support the JLL Property Management team by ensuring the full delivery of the contracted scope to a consistently high standard across both the commercial and residential elements of the building.

Based on-site, the BM will lead day-to-day operations, taking overall responsibility for facilities management, service delivery and customer experience. The role requires a strong technical foundation, particularly in relation to building services, life safety systems and residential compliance, alongside a practical understanding of lease structures and service charge mechanisms in a mixed-use environment.

Acting as JLL’s and the landlord’s representative on site, the BM will work closely with the Property Management team, the client’s asset management representatives, commercial occupiers and residential stakeholders to ensure the building operates efficiently, compliantly and in line with investment objectives.

TEAM STRUCTURE

Reporting to the JLL Senior Facilities Manager (SFM), the BM will have responsibility for the on-site service partners. The BM will also work closely with Asset and Property Managers, Surveying Executives and Client Accountants as part of a wider account structure.

KEY RESPONSIBILITIES AND DELIVERABLES

Client Service

Understand the client’s objectives and strategy for the asset.

Provide regular updates on operational, financial and compliance matters.

Protect and enhance the asset’s performance through effective building management and risk mitigation.

Customer Experience (Commercial and Residential)

Develop and maintain a customer experience approach appropriate to both office occupiers and residential residents.

Build strong relationships with commercial tenant representatives and residential stakeholders.

Manage service partners to ensure consistent standards across front-of-house, security, cleaning and maintenance.

Respond promptly and professionally to enquiries, complaints and operational issues, ensuring clear communication and resolution.

Operations Management

Lead the operational management of the building, ensuring alignment with JLL standards and client requirements.

Oversee all FM services, including M&E, HVAC, life safety systems, vertical transport, and statutory compliance.

Ensure plant and systems are maintained in accordance with O&M manuals, warranties and statutory obligations.

Maintain a strong understanding of residential compliance requirements, including fire safety, building safety legislation and relevant residential management obligations.

Manage service charge budgets across both commercial and residential elements, including forecasting, variance reporting, reconciliation and cost control.

Ensure clear apportionment and transparency of costs in line with lease and residential documentation.

Procure goods and services in accordance with JLL procurement policies, ensuring value for money and appropriate contract management.

Monitor compliance with lease obligations and report matters that may impact value or operational risk.

Maintain robust health and safety management systems, meeting all statutory and JLL risk requirements.

Support ESG initiatives and sustainability targets set by the client.

Prepare and present operational and financial reports to internal and client stakeholders.

KEY SKILLS AND EXPERIENCE

Demonstrable experience managing mixed-use assets incorporating both commercial office and residential accommodation.

Strong technical knowledge of building services, statutory compliance and residential regulatory requirements.

Proven ability to manage service charge budgets across complex apportionments.

Experience leading and developing on-site teams and managing multiple service partners.

Sound understanding of lease structures and residential documentation and their impact on service delivery.

Commercially aware, with experience overseeing CAPEX works and lifecycle planning.

Confident communicator able to engage effectively with clients, occupiers, residents and senior stakeholders.

Practical, solutions-focused and able to manage competing priorities within a prime, high-expectation environment.
