Job Title: Building and Grounds Worker Department: Springside - Plant Maintenance

Job Summary:

Maintain building and grounds under the direction of Supervisor.

Duties/Responsibilities:

Carry out a preventive maintenance program. Perform maintenance services and repairs. Identify building and grounds problems, and remedy problems or present to supervisor. Identify supplies needed and report to supervisor. Maintain a clean, neat interior and exterior appearance of buildings. Assure safe and proper storage of cleaning supplies and tools. Participate in, and execute tasks needed to maintain buildings and grounds. Remove snow from driveways and sidewalks and assure safety of residents, employees, and guests. Spread ice melt as needed. Routinely check and respond to Maintenance Work Request daily. Maintain record of jobs completed and keep facility binder up to date. Complete Living Unit Condition Reports when someone moves into or out of an apartment or duplex or cottage. Repair or replace damaged or broken door and window hardware, plumbing fixtures, light fixtures, equipment, and repair cracks/holes in drywall and paint as needed. Refurbish living units between occupants. Report services needed from vendors to supervisor. Perform maintenance to equipment/appliances according to manufacturers’ recommendations, including, but not limited to routine oil changes for grounds care equipment, filter changes for HVAC units, etc. Maintain equipment in safe working condition at all times. Assist with set-up for special events. Maintain an accurate record of chargeable services and provide record to office on a daily basis as work is completed. Responsible to promptly respond to physical plant emergencies and resident emergencies. Accept on-call responsibilities as assigned by Supervisor. Carry out other duties as assigned by supervisor. Maintain confidentiality of verbal and written information pertaining to residents, operations, and personnel.

Adhere to and carry out all policies and procedures. Adhere to company dress code. Attend and participate in staff meetings as requested. Participate in in-service training, projects and activities as assigned. Includes weekend and Holiday work.

Required Skills/Abilities (Unit Specific):

How OSHA regulations affect on-the-job tasks, including use of chemicals, equipment and procedures for the safe handling of chemicals and equipment. Safe and proper operation of power tools, hand tools, lawn care and snow removal equipment. Maintenance of grounds-care equipment. Repair and maintenance of plumbing, electrical and HVAC systems. Knowledge of or willingness to learn fire and safety codes. Knowledge of or willingness to learn about proper care and maintenance of lawns, trees, shrubs and other plants. Maturity, friendliness and enjoyment in working with people.

Education and Experience:

Valid NYS Driver License required. Experience with and ability to safely operate power tools and equipment, including but not limited to saws, drills, sanders, lawn care and snow removal equipment, etc. Experience with drywall repair and painting.

Working Conditions:

Varying temperatures and conditions inside and outside as well as adverse weather conditions. Flexible schedule to accomplish routine tasks while weather permits or dictates and to respond to physical plant or resident emergencies. Exposure to cleaning and lawn fertilizing chemicals and occasional exposure to pesticides. Exposure to dust, paint and chemical odors. Wear lifting belt when lifting more than 25 lbs.; wear safety goggles when using power tools. Practice safety in working around and with equipment, chemicals, tools and utensils. Lifting, carrying, pushing or pulling up to 100 lbs. Using proper body mechanics and/or available equipment. Bending, squatting or kneeling for up to 15 consecutive minutes to perform repairs and maintenance tasks; reaching above head level to perform maintenance tasks. Sight and hearing senses, or use of prosthetics that will enable these senses to function adequately for effective communication with residents and co-workers and to fulfill the requirements of this position. Standing on a ladder while performing tasks. Occasional need to navigate high places and small spaces.

Pay Range: $19-$25.00/HR

Employee salary is based on commensurate experience and other qualifications.
