Job Description
Primary Responsibilities:
The Build-to-Rent (BTR) Operations Specialist is responsible for ensuring the successful launch and operational readiness of new BTR communities. This role focuses on new construction start-ups, lease-up project execution, and internal process implementation across multiple sites and internal departments. The Specialist provides critical support to Onsite BTR Operations serving as cross-functional partners to ensure new developments, acquisitions and internal department transitions launch smoothly into open for business operations across the organization.
This position requires strong organizational, technical, and project coordination skills, with the ability to manage multiple lease-up project timelines, implement operational platforms, and deliver training and support during key transition phases.
Key Responsibilities:
Project & Implementation Support
· Support operational readiness for new BTR communities from construction handoff through lease-up and stabilization.
· Coordinate with development, construction, and asset management teams to align operations with project milestones.
· Assist with scheduling, vendor setup, technology implementation, and other pre-opening activities.
Operational Rollout & Field Support
· Provide onsite and remote support during new community launches to ensure smooth lease-up execution.
· Troubleshoot issues during rollout and escalate to leadership as needed.
· Ensure consistency with company operational standards and best practices across new
communities.
Platform & Process Implementation
· Support the deployment of property management systems, online leasing platforms, and operational workflows.
· Assist with system testing, documentation, and optimization of new tools and processes.
Performance & Reporting
· Analyze system data and report out on monthly, quarterly and yearly lease-up performance metrics from various operational systems.
· Maintain BTR involved lease up, transition, disposition and acquisition related project documentation and provide regular updates to regional and corporate leadership.
Training & Team Enablement
· Assist with the onboarding of new BTR assets, existing and new onsite team members by providing training related to systems, workflows, SOPs, and lease-up procedures.
· Maintain training materials and resources tailored to new construction communities.
Requirements:
Bachelor’s degree in business, Real Estate, Property Management, or related field (or equivalent work experience).
3+ years of experience in multifamily, project/system management, or Build-to-Rent (BTR) operations, with direct involvement in lease-ups or new community openings.
Experience supporting system or process rollouts across multiple properties and various internal departments.
Technical Skills:
· Proficient in property management systems (. MRI, SharePoint, Microsoft Teams, SmartRent, Tour24, Market Connect, CRM Engage, Five9, SalesForce, Excel, HelloData, HootSuite, ReviewTrackers, Engrain, PowerBI, QuickBase, CMS, Wrike, OneNote, SimpleBills, LeaseTrack, FinDigs and other dedicated systems that support BTR Onsite/Centralized workflows.
· Familiarity with project coordination tools (e.g., Asana, SmartSheet, SalesForce- TaskRay etc.)
· Experience with business intelligence and data tracking tools such as Power BI, & Radix.
· Must possess advanced knowledge and proficiency with Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).

· Ability to adapt quickly and provide support in fast-paced, changing environments.
· Excellent communication and interpersonal skills.
· Skilled in training and supporting onsite teams during transition periods.
· Detail-oriented, with a focus on data accuracy and compliance.
· Willingness to travel on occasion for onsite support during new community launches.
Physical Requirements:
· Capable of working extended hours, including evenings, weekends, and Holidays as necessary.
· Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
· Must be able to speak English clearly and understandably for effective communication.
· Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects up to 25 lbs.
· Must be able to climb several flights of stairs if necessary.
· Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and possess good reasoning skills.
· Must be able to work in small and confined spaces for extended periods.
· Must have finger dexterity for typing/using a keyboard.
Environmental Requirements:
· Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays.
· Must remain focused and work effectively, efficiently, and cheerfully under such circumstances.
· Must be able to work effectively and cheerfully in potentially stressful environments.
· Must be able to work in the office as regularly scheduled.
