Position Overview The Building Management System (BMS) Operator monitors, controls, and optimizes building automation systems to ensure efficient operation of facility equipment and systems. This role focuses on maintaining optimal performance of HVAC, lighting, and other building systems through centralized control systems while supporting energy efficiency initiatives. Qualifications Education and Experience Diploma or above in Building Services/Electrical/Mechanical/Electronics Engineering, IT or other related engineering disciplines Minimum 5 years of relevant working experience in handling day-to-day operation of ELV/BMS/PMS/Lighting systems Experience with Building Controls and ELV Systems Strong experience in centralized air conditioning systems Skills and Knowledge Proficient in building automation system operations Good command of spoken and written English and Chinese Strong communication skills Ability to work independently under pressure with minimal supervision Key Responsibilities System Monitoring and Control Supervise and control the operation of the BMS Monitor all plant activities of the Venue building services Analyze plant behavior with respect to set points Configure various control parameters as needed Provide 24/7 monitoring to BMS, PMS, ELV, Lighting and fire alarm systems Performance Analysis Perform daily auditing of plant performance using BMS facilities Utilize data logging, plant review, and alarm manager status tools Assist Engineering Manager/Assistant Engineering Manager in analyzing reasons for plant failures Provide specific diagnostics, problem analysis, and system data trends for management review Support system performance reviews and improvement proposals Maintenance Coordination Provide Engineers/Duty Engineers with PPM schedules for implementation Follow up on scheduled maintenance activities Schedule BMS, PPM system and other plant equipment for automatic periodic testing Highlight maintenance issues that arise during monitoring System Optimization Adjust settings on ELV, BMS, PMS, and lighting control systems as instructed Make system adjustments once approved by management Monitor MVAC control systems using BMS to track performance Adjust variables to ensure systems operate correctly within parameters Monitor and record MVAC system values to support energy efficiency initiatives Reporting and Communication Log information and distribute as required Complete periodic reports on work progress Report on condition and status of ELV, BMS, PMS and Lighting control systems Communicate maintenance and repair actions in writing to management Contact Relevant Authorities or responsible persons during emergencies Additional Duties Assist management in ensuring safe and smooth building operations Help resolve unexpected technical difficulties Work in 24/7 operation in shift duty including public holidays/Sundays Perform other reasonable job duties as assigned Working Conditions Shift-based position covering 24/7 facility operations Works evenings, nights, weekends, and holidays according to shift schedule Primarily control room-based with occasional field verification Reporting Structure Reports to: Engineer/Duty Engineer Works with: Maintenance technicians and building operations staffLocation:
