About the role:

As Facilities Manager for JLL new client account across Australia and New Zealand, you will lead the delivery of exceptional facilities management services that enable the clients business success. You will manage a national team of around 4-5 Facilities Coordinators.

You will drive operational excellence across managed properties, lead vendor partnerships, manage site budgets, and create workplace environments that enhance productivity and occupant satisfaction.

This role requires a strategic leader who can balance client relationship management with hands-on operational execution, demonstrating strong business acumen alongside practical facilities expertise.

You will be the primary operational lead ensuring safe, efficient, well-maintained environments while implementing continuous improvement initiatives that deliver measurable value to our client.

Duties & responsibilities

Build and maintain strategic client relationships with stakeholders through proactive communication, regular business reviews, and consultative problem-solving while serving as primary escalation point for service issues

Manage site operating budgets, financial processes (PO management, invoice approval, cost tracking), forecasting, and capital planning to meet financial targets and identify cost optimization opportunities

Lead day-to-day facilities operations including vendor management, preventive/reactive maintenance programs, procurement processes, and workplace services (moves/adds/changes, space planning)

Implement and monitor service level agreements, track performance metrics, and drive continuous improvement initiatives while ensuring sites remain safe, clean, and professionally maintained

Lead health, safety, and environmental programs ensuring full regulatory compliance, conduct safety audits, manage incident reporting, and oversee emergency preparedness and business continuity planning

Ensure compliance with building codes, WHS legislation, industry regulations, and manage contractor inductions, safety briefings, and permit-to-work processes

Lead, develop, and performance-manage direct reports, fostering a service-oriented culture focused on customer satisfaction while coordinating cross-functional collaboration and resource allocation

Oversee building systems operations (HVAC, electrical, plumbing, life safety) through appropriate maintenance oversight and coordinate 24/7 emergency response capability

Identify and implement continuous improvement initiatives leveraging data analytics, new technologies, and best practices to enhance service delivery, reduce costs, and improve sustainability performance

Maintain accurate documentation and recordkeeping systems, oversee office services and supplies, coordinate occupant onboarding, and manage facilities communications and announcements

What we are looking for:

5+ years progressive experience in facilities management, property management, corporate services, or related operational leadership roles

Demonstrated success managing operating budgets and delivering financial performance

Proven track record leading vendor relationships and holding service providers accountable

Strong understanding of facilities operations including maintenance, cleaning, security, and workplace services

Experience managing health, safety, and compliance requirements in commercial environments

Knowledge of Australian WHS legislation and workplace regulatory requirements

Honest, trustworthy, open to new ideas, challenges status quo

Technical knowledge of building systems (HVAC, BMS, fire protection, mechanical/electrical systems)

Relevant professional certifications (FMA, CPP, or similar industry qualifications)

Experience managing facilities for technology, corporate, or multinational clients
