Responsibilities As a member of Related Affordable’s Portfolio Management team, the NOI Management Associate will play a key role in shaping portfolio performance and operational strategy for its Affordable multifamily portfolio, the largest multifamily portfolio under the umbrella of The Related Companies. This role focuses on identifying cost-saving and revenue-generating opportunities, implementing procurement initiatives, and delivering actionable insights to ownership teams. The Associate will leverage strong financial modeling, statement analysis, and presentation skills, and will work closely with the Asset Management team, Portfolio Management team, Acquisitions team, and on-site Property Management teams. The position also involves leveraging business intelligence tools to drive strategic initiatives and deliver portfolio performance insights to senior leadership at The Related Companies. This role will require some travel to support on-site evaluations and strategic initiatives. Operational Review monthly operating statements (e.g. NOI, Occupancy, Collections, Surplus cash, etc. ) to identify actionable opportunities and potential concerns for Portfolio and Asset Managers. Conduct periodic statistical analyses of financial statements to uncover property-level financial anomalies. Deliver meaningful portfolio-wide and property level reporting that highlights trends, opportunities, and performance gaps. Identify and implement bulk purchasing opportunities across the portfolio to drive operational savings. Lead the adoption and rollout of procurement initiatives across the portfolio. Conduct periodic site visits to provide insights on operational efficiencies and improvement opportunities. Ensure all Related bulk purchasing programs are fully leveraged across applicable properties. Periodically update internal “NOI Management Standards” with meaningful information gleaned from experience and subject matter experts. Support onboarding of new properties with procurement initiatives and operational best practices. Budgetary Collaborate with Asset Management, Property Management, and Ownership teams to review and approve of annual budgets, identifying savings opportunities through procurement initiatives. Provide best practice insights to underwriters on new deals, leveraging lessons learned from existing operations to maximize efficiency and revenue potential. Business Intelligence Provide key data for semi-annual Portfolio Reporting to senior leadership at The Related Companies. Meet with property management and ownership teams to present findings and recommend procurement strategies that drive value across the portfolio. Compensation The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package. Anticipated base salary range: $95,000 - $130,000 / year Actual base salary within the anticipated range will be determined by several components including, but not limited to, the individual's experience, skills, qualifications, and market factors. Qualifications Bachelor’s degree required; advanced degree or relevant certifications a plus. 2–3 years of professional experience, preferably in real estate, finance, or operations. Strong analytical, quantitative, and financial modeling skills; highly proficient in Excel and other modeling tools. Deep understanding of finance and accounting principles, with expertise analyzing property-level operating statements to evaluate site-level performance. Experience with procurement, vendor negotiation, or portfolio-level cost management preferred. Excellent communication and interpersonal skills to collaborate with Property Management, Portfolio Management, Asset Management, and external vendors. Strong attention to detail with the ability to aggregate site-level findings to drive portfolio-wide operational improvements. Entrepreneurial mindset with the ability to take ownership, work independently, and thrive in a collaborative team environment. Positive, “can-do” attitude and self-motivated.
