Job Description

Overview

The Assistant Project Manager will support the Land Development department in the Fairfax, Virginia office.  The Assistant Project Manager will assist with onsite management of site contractors from initial site construction thru bond release of residential land projects throughout Virginia and Maryland.

The Assistant Project Manager will assist Director of Development with construction quantity take-offs and construction cost estimates, schedules, management and execution of contracts/contractors, project permitting, coordination with local utility companies, communication with local governing jurisdictions and management of HOA’s.

The Assistant Project Manager must be self-motivated individual.  Much of the time will be spent in the field coordinating construction work.  A portion of the time will be in the Fairfax office.

Key Deliverables

Assist with onsite management of site contractors

Assist with management of design consultants and entitlement approvals including rezoning's, preliminary plans and final site plans.

Assist with management of dry utility contractors including power, gas and communication companies.

Prepare construction quantity take-offs and construction cost estimates and project budgets

Assist with preparation of construction schedules.

Architectural review coordination with third party builders

Assist in the preparation of business plan presentations

Manage consultant and vendor contract approvals and payments

Assist with bond release projects and close out of communities

May have an opportunity to serve on HOA Boards and/or committees

What You Bring

1 to 3 years of experience in homebuilding or site construction; or college degree in civil engineering, construction management or relevant major

Intermediate knowledge of Microsoft Office Suite: Word, Excel, Outlook, PowerPoint, SharePoint and Teams

Ability to read and understand civil and/or architectural construction documents

Highly organized team player who is able to multi-task and has ability to pivot based on shifting priorities

Strong organizational skills and attention to detail

Proven verbal and written communication skills

Outstanding interpersonal skills

Construction estimating and preparation of construction cost estimates

Management of site contractors

Various County bond release processes

Construction scheduling and use of gantt charts

Experience coordinating utility installation with power, gas and communication companies

Obtaining County permits

Knowledge of navigating on-line resources such as County assessor maps
