Roles and Responsibilities :-Overseeing and managing the comprehensive maintenance and operational activities of the facility. Ensures the optimal functioning of all building systems, coordinates with various stakeholders, and maintains high standards of safety, efficiency, and compliance.Systems Maintenance and Repair:Perform regular maintenance, monitoring, and repairs on various facility systems including:Mechanical systemsPlumbing systemsStructural elementsFurnitureFire and Life Safety systemsControl systemsEnsure all systems meet applicable standards and operate at peak efficiencyClean, inspect, calibrate, and replace parts as necessary, particularly for HVAC systems and associated equipmentConduct daily site rounds with the M& E team to verify safe operation of critical assets and equipmentPreventive Maintenance Management:Plan and schedule all preventive maintenance activities, both in-house and for OEM, according to the 52-week PPM calendarMaintain responsibility for facility services, preventive maintenance, and general maintenanceEnsure technical proficiency in all maintenance activitiesVendor and Contractor Management:Schedule, coordinate, and review work performed by outside contractors and vendorsEvaluate vendors and suppliers regularly for quality and performanceCoordinate with contractors, vendors, and internal stakeholders to ensure timely project deliveryLiaise with builders regarding equipment maintenance for smooth operationsInventory and Purchasing:Manage purchasing and inventory control for maintenance supplies and equipmentVerify the accuracy of deliveries, including count, pricing, and item descriptionsPerform periodic checks of tool and instrument inventoryConduct store inventory auditsTrack AMC (Annual Maintenance Contract) of equipment and manage renewalsPerformance Monitoring and Reporting:Meet or exceed site Key Performance Indicators (KPIs)Monitor Service Level Agreements (SLAs) monthly to identify potential challenges and plan corrective actionsReview monthly client service request summaries to pinpoint and correct recurrent operational problemsMonitor the quality and pricing of maintenance work performed (Repair & Maintenance, AMC activities)Record equipment readings and make necessary adjustments to ensure proper operationSafety and Compliance:Comply with department policies for safe storage, usage, and disposal of hazardous materials like scrapMaintain a clean and safe workplaceCoordinate with Energy Audit, HSSE Audit, and Quarterly Risk Audit teams, and address closure points as per audit findingsSURF Ticket Management:Monitor and resolve SURF tickets in a timely mannerRegularly check tickets to prevent SLA breachesRaise monthly PPM in SURF as proactive ticketsAddress both proactive and reactive tickets appropriatelyRoute reactive tickets to the concerned team for further actionPrioritize ticket resolution based on urgencyUpdate or close tickets in the SURF tool once resolvedEnsure proactive tickets are addressed within specified timelinesMaintain tickets in "Hold" status until issues are resolvedStaff Management and Training:Monitor staff deployment and coordinate with vendors to meet site-specific requirementsValidate vendor staff attendanceConduct regular shift-wise staff briefingsDeploy staff floor-wise according to planned deploymentEscalate staff absences or shortages to respective vendors for actionCoordinate on-the-job training for new joiners with respective service providersOrganize team engagement activities, including Rewards & Recognition eventsSpecial Projects and Maintenance Activities:Manage periodic scrap disposal in accordance with policy guidelinesConduct bi-annual lux level checks across all workstations and cabinsPerform bi-annual store audits for all M&E storesCoordinate and maintain Indoor Sports equipmentIdentify and address snags, coordinating with vendors for quotations and closureAddress rodent entry points and pest control issues as per Pest Control Audit findingsUtility Management:Validate utility readings (electricity, diesel generator, BTU, water consumption) against builder's readings on a monthly basisDocumentation and Reporting:Maintain accurate records of all maintenance activities, inventory, and staff deploymentsPrepare and submit regular reports on KPIs, SLAs, and other relevant metricsDocument and report any safety incidents or compliance issuesLocation:
