1. Housekeeping Operations Management

Ensure high standards of cleanliness and hygiene across all assigned buildings/areas.

Monitor daily housekeeping operations including washrooms, common areas, façade, parking, and external areas.

Ensure deployment of manpower, machinery, and chemicals as per SOP.

Conduct regular audits and inspections to maintain service quality.

KPI Examples

Cleaning audit score ≥ 95%

Zero major hygiene complaints

Adherence to cleaning schedules

2. Waste Management & Sustainability

Manage waste segregation, collection, and disposal as per environmental guidelines.

Ensure proper operation of Organic Waste Converters (OWC), recyclables management, and hazardous waste disposal.

Drive sustainability initiatives like waste reduction and recycling.

KPI Examples

100% waste segregation compliance

Reduction in landfill waste

Compliance with environmental norms

3. Vendor & Contract Management

Manage housekeeping vendors and service providers.

Ensure manpower deployment as per contract.

Monitor vendor performance, SLAs, and billing validation.

Conduct monthly vendor review meetings.

SLA adherence ≥ 95%

Timely vendor payments and invoice verification

Vendor performance improvement plans

4. Manpower Management

Ensure optimum manpower deployment across buildings.

Monitor attendance, grooming, training, and productivity of housekeeping staff.

Conduct regular training sessions and skill assessments.

Manpower shortfall < 5%

Training completion rate 100%

Reduced absenteeism

5. Machinery & Chemical Management

Ensure availability and maintenance of cleaning machines (ride-on scrubber, sweepers, vacuum cleaners).

Monitor chemical usage, inventory control, and safety compliance.

Ensure preventive maintenance schedules are followed.

Machine uptime ≥ 95%

Chemical consumption within approved norms

Zero safety incidents

6. Client / Tenant Satisfaction

Address tenant complaints and service requests within TAT.

Conduct tenant meetings and feedback sessions.

7. Compliance, Safety & Audits

Ensure compliance with statutory, safety, and environmental regulations.

8. Cost Control & Budget Management

Monitor housekeeping budget, consumables, and operational costs.
