About the Position
We are seeking an experienced Assistant General Manager to help oversee the operations of a premier commercial property in Brooklyn's bustling Business District. The ideal candidate will thrive in a fast-paced environment, have strong attention to detail, and possess excellent communication and leadership skills.
Primary Responsibilities
Property Operations
Oversee day-to-day operations of the commercial property including maintenance, security, and client servicesEnsure compliance with building codes, regulations, and safety standardsCoordinate and supervise maintenance projects and capital improvementsRespond promptly to client requests and emergency situationsDevelop and implement operational procedures to maximize efficiencyConduct regular property inspections to identify and address issues proactivelyVendor Management
Work with the Sourcing team to uphold proper selection and onboarding of vendors and contractorsMonitor vendor performance and ensure adherence to service level agreementsReview and approve vendor invoices and work ordersEstablish and maintain positive working relationships with all service providersConduct regular bidding processes to ensure competitive pricing and service qualityBudgeting & Financial Management
Develop and managing annual operating budgetsTrack and control expenses against budget targetsIdentify cost-saving opportunities without compromising service qualityProcess invoices and maintain accurate financial recordsForecasting & Planning
Participate in short and long-term property planningDevelop forecasting models for operational expenses and capital improvementsAnalyze market trends and conditions to inform strategic decisionsAnticipate future maintenance needs and plan accordinglyContribute to property valuation and asset management strategiesClient Relations
Serve as a key point of contact for client concerns and requestsBuild and maintain positive relationships with client and various lines of businessFacilitate lease administration including move-ins, renewals, and move-outsConduct regular client satisfaction surveys and address feedbackCoordinate client improvement projects when requiredQualifications
7-10 years of progressive experience in commercial property management/operationsStrong financial acumen with experience in budget development and managementProven track record in vendor management and contract negotiationExcellent communication and interpersonal skillsProficiency with property management software and MS Office SuiteKnowledge of building systems, construction, and maintenanceExperience with sustainability initiatives and energy management preferredReal estate license and/or industry certifications (RPA, CPM, FMA) strongly desiredWorking Environment
This position will be onsite and will require being in the office 5 days a weekFast-paced commercial property environment requiring adaptability and multitaskingOn-site position with occasional evening or weekend hours during emergencies or special projectsPhysical requirements include walking property grounds, climbing stairs, and occasional liftingBenefits
