In this role, you will support the operational management, daily leadership and administration of the engineering team with the objectives of safely, efficiently, and reliability to the client’s facilities at all times. As the Assistant Chief Engineer, you must ensure the highest level of professionalism, while meeting the clients’ needs and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function are an integral function of this role.
The Assistant Chief Engineer will be accountable for ensuring the overall operational performance readiness, reliability, and integrity of the mission-critical infrastructure systems of the client T Rowe Price. These critical systems will include the following: CRAC’s, UPS’s, PDU’s, Generators, Fuel Pumps and Fuel Storage, Switch gear, Utility Feeds, Transfer Switches, Cooling Towers, Pumps, Water Piping, Fire Detection, Fire Suppression, Access Control, NDC – Network Data Center. IDF – Rooms
BUILDING MANAGEMENT
Assist in leadership, management, and technical oversight for assigned portfolio, which includes critical environments and associated equipment & systems.Ensure proper engineering procedures and standards are being practiced and maintained. Ensure that facilities are operated and maintained safely, efficiently and in first class condition in compliance with the budget and financial plan.Working directly with Client’s CMMS platform PlanOn involving work orders, PM and service requests tasks and performance metric reporting.Assist in supervising team of building engineers for the client’s Headquarters location as well as provide managerial support of contracted and maintenance services for leased sites activities and services.Monitors operation and maintains refrigeration, water cooling, and air conditioning equipment; chillers, VFDS, boilers, heating, ventilating, and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment.Oversees repair and P.M. of all HVAC and critical systems; deliveries on frequencies of inspection and performance as required by client CMMS platform and industry standards.Review logs as necessary to ensure proper operation of equipment.Responsible for reporting any problems/malfunctions.Catalog all logs and reports.Performs preventive tasks when required.Responsible for overseeing the activities of contractors working within the building, either as representatives of the building itself or tenants operating within the buildings.Ensures the availability of an adequate inventory of tools and other supplies.Facilitates Criticality Assessment and identifies and implements condition monitoring requirements.COMPLIANCE
Review client SLA’s metrics to ensure that the portfolio is being managed to meet or exceed KPI’s.Assists in engineering best practices, processes, and procedures to deliver on client performance objectives.Assist with oversight to facility engineering management team, assign task, conduct inspection and training of team as required.Assure all operational drawings are updated and assure the critical infrastructure’s configuration management is maintained.Report on engineering performance and trend across the portfolio and use the data to drive service improvements.Analyze equipment downtime ramification and develop contingency plans in the event of equipment failure and demonstrate strong leadership over incident management.Provide management and engineering support for the development of complex utility/electrical/mechanical switching scripts and procedures (ie - MOPs, SOPs and Change Management processes).Responsible for overseeing the activities of contractors working within the building, either as representatives of the building itself or tenants operating within the buildingsSAFETY
Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.Responsible for alerting JLL/DCO and TRP management of building discrepancies as directed.Maintain all infrastructure and compliance documentation for the building including up-to date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.Complete Hazard Assessments as necessary Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. Maintain compliance to State, County, or City Ordinances, Codes, or Laws. Ensure that the CEWA (Critical Environment Work Authorization) is a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building’s critical infrastructure.Assist with leadership and management support to Operations Management and Building Engineers who have the responsibility of day-to-day operations and maintenance of the Critical Infrastructure.Review training and monitoring programs to ensure all Operations staff, and contractors performing work in critical facilities are appropriately trained in accordance with critical environment process and procedures.Provides training and support aimed at expanding the capabilities of the operations staff.Demonstrates the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.Who we are looking for:
4+ years of facility-related work experience, including customer service, leadership, and supervisory experience.Comprehensive knowledge of maintenance processes and commercial office facilities equipment.Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation.Working knowledge of computer applications, including Microsoft Office, Building Automation Systems (BAS) and CMMS systemsDemonstrated verbal/written communication skills.Proven record of excellent internal and external customer service and leadership experience.CFC Universal license Required.MD HVAC License (Preferred)Operating Engineers license (SMA) or equivalent (Preferred)Estimated total compensation for this position:
