Job Description: APAC Regional Engineering Manager

Position Overview

The APAC Regional Engineering Manager will lead the execution of JLL's global engineering program across the Asia-Pacific region, ensuring alignment with global standards while delivering exceptional engineering services. This role focuses on engineering service delivery, asset lifecycle management, cost optimization through preventive maintenance programs, and energy management in partnership with sustainability initiatives.

Key Responsibilities

Global Program Alignment & Standards Implementation

Lead the deployment of global Standard Operating Procedures (SOPs) across APAC region, including Arc Flash, Planned Outage, Water Management, and Escalation Processes

Ensure consistent delivery of compliant services that meet required global standards and local regulations

Implement and maintain accurate logbooks and conduct regular inspections with minimum four per year to identify non-compliance issues

Complete four Vendor Procedural Reviews annually and validate compliance with regulatory requirements monthly

Engineering Service Delivery Excellence

Drive customer-focused service delivery by accurately understanding internal and external customer needs to improve workplace experience

Deliver data-driven results quickly by empowering engineering teams with appropriate tools and decision-making authority

Maintain culture of continuous improvement through measurable goals, auditing, and evaluation of results

Ensure safety remains paramount in all engineering operations and decision-making processes

Asset Lifecycle Management

Develop and implement Asset Self Inspection Program to ensure assets and attribute data accuracy across the region

Lead Work Order (WO) Management Program alignment to maximize reporting data value and ensure proper WO process management

Establish Long Range Maintenance Program (LRMP) including asset life extension, condition assessment, and budgeting forecasting

Maintain source of truth for consolidated global asset management standards

Preventive Maintenance Program Management & Cost Optimization

Deploy and manage PPM Program aligned globally, ensuring alignment with statutory requirements per country and local laws

Achieve target PM/CM ratios (Excellent: 80/20, Good: 70/30) to optimize maintenance efficiency and cost-effectiveness

Develop 52-week PPM plans with statutory alignment and implement systematic predictive maintenance programs

Operate with efficiency and frugality to maximize building and asset lifecycles while representing best long-term value

Energy Management & Sustainability Partnership

Implement globally consistent Energy Management Program across all APAC office locations

Demonstrate progressive efficiency improvements quarter-over-quarter with positive energy and cost reductions

Partner with Sustainability teams on utility benchmarking, HVAC optimization, and advanced analytics reporting

Support retro commissioning (RCx) initiatives for MEP assets to advance net zero carbon goals

Lead BMS centralization and optimization efforts to create central repository of building management system data

Technology Implementation & Reporting

Establish and maintain MOR reporting metrics for engineering objectives and key results (CPI & KPI)

Required Qualifications

Bachelor's degree in Engineering (Mechanical, Electrical, or related field)

8+ years of facilities management or engineering leadership experience

Strong knowledge of MEP systems, building operations, and maintenance practices

Experience with CMMS systems and data-driven maintenance management

Understanding of sustainability practices and energy management principles

Knowledge of APAC regional regulations and compliance requirements

Preferred Qualifications

Professional Engineering license or equivalent certification

Experience with global program standardization and implementation

Background in commercial real estate or corporate facilities management

Familiarity with Hexagon or similar enterprise asset management platforms

Sustainability certifications (LEED, BREEAM, or similar)

Key Performance Indicators

Achieve 100% vendor procedural review completion rate and regulatory compliance validation

Deliver positive quarter-over-quarter energy efficiency improvements and cost reductions

Maintain target PM/CM ratios of 70/30 (Good) or better

Complete 100% implementation of global SOP alignment by November 2025

Reporting Structure

This position reports to the APAC Account Director works closely with Global Engineering Director, FM Directors, HSE Leads, and Sustainability teams to ensure integrated program delivery across the Global/APAC region.
