Job Description

Purpose of the role:

Responsible for the overall fund management / operation activities of Brookfield’s existing and future local real estate fund vehicles in Korea

Responsible for:

Fund Establishment and Structuring

Lead the setup of real estate funds and related investment vehicles, including engagement of trustees, business administrators, and distributors.

Oversee KYC procedures conducted by trustees/distributors and manage bank account openings

Draft and coordinate execution of key fund documentation such as the Asset Management Agreement and Articles of Incorporation.

Manage fund vehicle establishment and requisite registration processes.

Capital Management

Work with Brookfield Investment, Portfolio Management, Finance teams and 3rd party operating partners to monitor liquidity and manage local fund level cash balances

Coordinate with Investment, Portfolio Management, and Finance teams on timing, sizing, and approvals for capital calls and distributions.

Oversee payment processes, including preparing payment instruction forms, obtaining approvals, and issuing payment instructions to trustee banks.

Reporting, Accounting and Audit

Support the preparation of quarterly Brookfield reporting and investor reporting materials in collaboration with the Portfolio Management and Finance teams.

Provide necessary inputs to Finance team for fund accounting and reporting.

Assist with annual local fund level audits, including coordination with external auditors 

Financing

Proactively support Investment and Portfolio Management teams during lender due diligence and Q&A processes.

Lead administrative processes related to financing, including establishment and release of Kun-Mortgages on real estate and Kun-Pledges on bank accounts.

Disposition and Liquidation Process

Work with Investment and Portfolio Management teams through buyer due diligence, data room preparation and transaction closing processes 

Manage post-closing administrative tasks, such as title transfers, release of security interests, and cancellation of pledges.

Lead liquidation of fund vehicles and capital distributions to investors.

Regulatory Compliance and Review Agreements

Coordinate with the Compliance team to ensure timely filings and adherence to regulatory requirements, including submissions to investment, valuation, and risk committees.

Handle statutory and transactional filings related to real estate acquisitions, mergers, and capex projects.

Review transaction, lease, and service agreements from an operational perspective

Qualifications

Bachelor’s degree in business, finance, accounting or related field

Experience

3+ years’ relevant experience at an asset management company with relevant experiences in fund management and operations for real estate projects

Investment Asset Manager (투자자산운용사) License required

Real Estate Investment Management Professional(부동산운용전문인력) qualification is preferred

Proficiency in business-level English is preferred

Strong understanding of financial products and regulatory requirements

Comprehensive knowledge of financial accounting and taxation principles

Committed team player with ability to work on own initiative

Excellent analytical and quantitative skills

Project planning and self-management skills

Excellent interpersonal communication skills and the ability to forge strong working relationships

Domestic and international travel required
