Scope of Real Estate Management Services
Portfolio Strategy & Planning
Develop and implement real estate strategies aligned with corporate business objectives and long-term growth plansForecast future space needs based on workforce trends, headcount projections, and evolving business requirementsAnalyze portfolio performance against utilization targets and recommend consolidation, expansion, or reconfigurationConduct scenario planning for market entry/exit decisions and geographic footprint optimizationTransaction Management
Oversee the full lifecycle of real estate transactions including site selection, lease negotiations, renewals, and dispositionsStructure and negotiate lease terms, Letters of Intent, and purchase agreements to secure optimal economicsManage deal approval processes, building internal business cases and securing executive sign-offCoordinate with legal counsel on lease documentation, amendments, and compliance requirementsMarket Intelligence & Site Selection
Evaluate potential office locations based on cost, labor availability, talent markets, and transportation accessMonitor local real estate market conditions, comparable transactions, and competitive activityPerform market analysis including demographics, competitor locations, and employee commute patternsFinancial Management & Analysis
Develop and manage real estate budgets, forecasts, and variance reportingProvide decision support through financial modeling, scenario analysis, and cost-benefit assessmentsTrack portfolio-level metrics including occupancy cost per seat, cost per SF, and total cost of occupancyPrepare executive-level reporting on portfolio performance, deal pipeline, and capital requirementsPartner with Finance and Accounting on lease accounting compliance and accrualsStakeholder Engagement & Cross-Functional Collaboration
Partner with Workplace, Facilities, IT, HR, and Finance to align real estate decisions with operational needsServe as liaison between client leadership and internal/external real estate partnersCollaborate with cross-functional stakeholders to ensure capital projects are delivered per Portfolio Management expectationsPresent portfolio strategy, transaction recommendations, and market insights to executive leadershipBuild consensus across business units on space allocation, relocations, and workplace standardsLease Administration & Compliance

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
